Job Description

Brunswick County is seeking a Land Records Specialist to join the Tax Administration Department. The Land Records Specialist performs specialized technical and analytical work in the Land Records Division, supporting the creation, maintenance, and accuracy of real property tax records. Work involves researching, reviewing, and interpreting complex legal documents such as deeds, plats, surveys, wills, estate files, and court orders to determine ownership, establish chain of title, and process legally compliant property transfers. The Land Records Specialist works closely with property owners, attorneys, real estate professionals, and government agencies to facilitate accurate land records maintenance as well as working to identify and resolve discrepancies affecting ownership records, parcel integrity, and tax data. This position requires strong analytical skills, attention to detail, initiative, sound judgment, and excellent communication and listening skills. Work also requires strong adherence to and compliance with local, state and federal regulations while providing exceptional customer service and support for land records inquiries. The Land Records Specialist reports to the Land Records/Mapping Supervisor An associate degree in business administration, public administration, paralegal studies, geography, GIS, or related field AND two (2) years of experience in land records, property records, GIS, tax administration, paralegal work, or related field, OR an equivalent combination of education, training, and experience which provides the required skills, knowledge, and abilities. A valid NC or SC drivers license is required.
Preferred qualifications include:
Working knowledge of the North Carolina Machinery Act as it relates to the ad valorem or property tax structure. Experience with parcel mapping systems, GIS applications, and/or land records software.
