Job Description
This role supports a major client program and will be the day-to-day driver for due diligence and entitlement coordination. This person would sits on the Design team, reports to design and ops, and works as a client-facing lead for day-to-day deliverables. Role purpose : Support across Due Diligence and Entitlements—keep the schedule current, manage deadlines/deliverables across Civil/Client/City, run the action log, and translate outcomes into updated schedule and budget inputs so nothing falls through the cracks. Core Responsibilities Own and maintain the master predevelopment schedule (DD + Entitlements), including critical dates, dependencies, and milestone tracking for multiple projects at once.
Run weekly coordination rhythm:
agendas, meeting notes, action items, and follow-up with clear owners/due dates.Maintain trackers/logs:
due diligence studies, submittals, reviews, comment cycles, resubmittals, constraints, and decisions. Coordinate with the Civil engineer and other consultants to align scope, timing, and deliverables (survey/ALTA/topo, geotech, environmental items, etc.). Support entitlement preparation and execution by tracking required approvals and sequencing (rezoning, platting, land use review, DDP/GDP/CUP/SUP as applicable by jurisdiction). Keep a constraints/risk register and escalate schedule threats early to the team with proposed paths forward. Coordinate with the team to keep design assumptions and ROM pricing aligned as new information comes in. Must-Have Qualifications Civil background with 5+ years of experience (civil engineering, land development, site development, or similar).Strong project management fundamentals:
scheduling, meeting leadership, documentation, and follow-through. Working understanding of due diligence and entitlement workflows and typical municipal review cycles. Strong written communication (meeting minutes, action logs, concise status updates). Proficiency in tracking/scheduling tools (Monday.com preferred; MS Project; P6) and solid Excel capability. Preferred Qualifications EIT or PE (not required, but a plus). Master planning experience. Familiarity with surveying deliverables and title/survey coordination (ALTA/Table A concepts). Experience supporting developer-led programs or multi-site pipelines.Pay:
