Job Description

Director of Security Community Association — Maui, Hawaiʻi Position Summary Seeking an experienced and professional Director of Security to oversee day-to-day security operations for a gated community association in West Maui. This hands-on leadership role is responsible for managing and training in-house security guards, coordinating with contracted overnight security personnel, supporting safe and orderly property access, and working closely with the General Manager to enforce association house rules. Key Responsibilities
  • Schedule, supervise, and train in-house security guards to ensure consistent coverage, professionalism, and accountability.
  • Coordinate daily operations with contracted overnight security providers, including communication, reporting, and follow-up on incidents or concerns.
  • Monitor and manage beach access parking, guest parking, and other designated parking areas in accordance with association rules and procedures.
  • Monitor security cameras and respond appropriately to observed incidents, rule violations, safety concerns, or suspicious activity.
  • Conduct regular patrols and maintain a visible, professional security presence throughout the property.
  • Work closely with the General Manager to support enforcement of community house rules, parking policies, beach access rules, and property-use guidelines.
  • Prepare and review incident reports, daily logs, shift notes, and other security-related documentation.
  • Promote a courteous, service-oriented approach while maintaining firm and fair rule enforcement. Required Qualification s
  • Current Hawaii Guard Employee Registration, or ability to provide proof of current registration prior to starting work.
  • Previous experience managing, supervising, or leading security personnel.
  • Strong knowledge of security operations, patrol procedures, access control, incident reporting, and property house rule enforcement.
  • Ability to create schedules, assign duties, train team members, and hold staff accountable to performance expectations.
  • Professional communication skills and the ability to interact respectfully with residents, owners, guests, vendors, and staff.
  • Ability to remain calm, professional, and objective when addressing complaints, conflicts, violations, or emergency situations.
  • Reliable attendance, sound judgment, and strong attention to detail.
  • Ability to walk, stand, patrol outdoor areas, and work in varying weather conditions across a large property. Preferred Qualifications
  • Security leadership experience in a community association, resort, condominium, gated community, hospitality, or property management environment.
  • Experience using security camera systems, radio communication, access control systems, and written incident logs.
Schedule and Work Environment Schedule may include some weekends and holidays as needed. The position involves both administrative coordination and active field presence on a large outdoor property in Maui. Compensation and Benefits Compensation will be based on qualifications and experience.
Pay:
$69,071.45 - $83,182.83 per year
