The role of the Lead Maintenance Technician is to maintain and/or lead maintenance tasks as directed the day-to-day operations and to assume responsibility for maintaining the physical asset of the property under the direction of the Director of Maintenance. May assume some responsibilities to assist in day to day operations in the absence of Director. Lead preventive maintenance and repair operations for HVAC, electrical, plumbing, and mechanical systems as directed. Manage work orders, emergency repairs, inspections, and on-call maintenance in fast-paced environments. Coordinate and participate in room turnovers, make-ready projects, and contractor activities to meet operational deadlines as instructed. Troubleshoot building system issues to reduce downtime and improve property performance and safety, as instructed. Ensured OSHA, state, and company compliance standards were maintained across all maintenance operations. Delivered strong customer service, and technical support to residents, vendors, and staff. Assist with inventory management, team coordination, and training of maintenance technicians or other staff as directed. Maintain grounds, common areas, and facility equipment to support safe and efficient daily operations. Responsible for the completion of all maintenance service requests as assigned which include preventive maintenance Complete make-ready process of vacant rooms as directed by the Director of Maintenance Deliver all necessary and required goods to their respective units as assigned Assist in monitoring all work being performed by outside contractors Lead Maintenance Technician is responsible for 24-hour emergency maintenance service as scheduled (on-call) and prepared to be called into work and/or work extended hours due to snow, emergencies, or other staff needs. Carry communication device (phone, walk-talkie, etc.) as required for on-call maintenance on-site. Monitor and maintain all building systems as assigned Maintain dumpster areas and grounds in good condition Responsible for alerting Director of Maintenance any unusual occurrence and/or damage that have or that may occur to the facility Maintain a professional courteous manner with all residents, visitors and vendors, contractors, and fellow employees Assure safety standards are used which company with all Facility, City, State, Federal and OSHA guidelines Requirements Minimum High School Diploma or High School Equivalent, required. AAS, Bachelor's Degree, Technical Certificate Program, and/or Trade School/Vocational Program completion in any of the following or related subject preferred; plumbing, electrical, industrial maintenance, facilities management, HVAC systems, construction management, environmental services, refrigeration, Occupational Safety & Health, Environmental Health & Safety (EHS), Industrial Safety Technology, Safety Management, Occupational Health & Safety Management, Environmental Safety & Risk Management, preferred. OSHA 10 or OSHA 30 Certification, a huge plus! Must have reliable transportation At least 2 years' experience in maintenance/engineering, healthcare experience, required. Long Term Care and/or SNF experience as Maintenance Technician a huge plus! Ability to work well under pressure and be flexible. Basic knowledge of plumbing, electrical, and HVAC systems. Must be reliable and dedicated to providing excellent service to our residents. Ability to work cohesively with residents, families, and staff from various departments. Excellent communication, organization, and customer service skills. Ability to work well under pressure and be flexible. Covid-19 vaccinations are encouraged but
