  • Full-time Overview Our growing, dynamic real estate firm manages a diverse portfolio of residential, commercial, and mixed-use properties throughout King & South Pierce County, WA and growing.
We're seeking a dedicated, detail-oriented Lead Property Manager to guide our expanding portfolio. In this hands-on leadership role, you'll assist in refining & creating SOPs, ensure operational excellence through best practices in owner and tenant relations, maintenance scheduling, financial oversight, and mentor junior staff. Leveraging cutting-edge technology—including Trello and AppFolio—you'll streamline operations and help deliver exceptional returns for our investors and enjoyable living experiences for our residents. The ideal candidate brings strong organizational skills, thorough knowledge of property management, and a proactive approach to facilities management. You will cultivate positive tenant and stakeholder relationships, uphold rigorous property standards, and ensure compliance with all relevant regulations. This is a high-impact position that offers the opportunity to shape processes, drive team performance, and contribute to long-term success.
Responsibilities Regulatory & Compliance:
Ensure compliance with Fair Housing regulations and all relevant local, state, and federal housing laws. Maintain accurate records of property operations, financial transactions, tenant communications, and ensure adherence to all regulatory requirements.
Leasing & Occupancy Management:
Coordinate leasing activities, including marketing available units, screening applicants, and managing lease agreements. Monitor vacancy rates, reduce time-to-fill for vacant units, and maintain meticulous financial and tenant-related records.
Operational Excellence:
Manage the day-to-day operations of assigned properties, implementing and refining SOPs to maintain efficiency. Utilize AppFolio to track maintenance requests, manage tenant information, and streamline administrative tasks. Partner with our Maintenance Coordinator to implement and manage Maintenance Management Systems for improved facility operations and maintenance tracking.
Tenant & Landlord Relations:
Oversee tenant relations, promptly addressing inquiries and resolving issues to maintain high tenant satisfaction and lease renewal rates. Foster strong relationships with property owners, ensuring owner satisfaction and maintaining high landlord renewal rates.
Maintenance & Safety:
Conduct regular property inspections, ensuring adherence to safety standards and identifying maintenance needs. Collaborate with maintenance staff and contractors to schedule repairs, improvements, and preventative measures to reduce vacancies and preserve asset value.
Required Qualifications Technical Skills:
Proficiency in AppFolio, GSuite, and advanced digital management tracking systems, ensuring efficient property operations and data-driven decision-making.
Proven Property Management & Leasing Experience:
Minimum of 3+ years overseeing diverse property portfolios (residential, commercial, mixed-use), with a track record of maintaining low vacancy rates and high tenant retention. Attention to
Detail & Leadership Ability:
Adept at managing records, guiding junior staff, and implementing SOPs to ensure accuracy, consistency, and alignment with operational KPIs.

In-depth understanding of Fair Housing regulations, landlord-tenant law, and the ability to ensure compliance across all properties.

Strong interpersonal and communication skills to foster positive tenant and landlord relationships, effectively handle inquiries, resolve conflicts, and support KPI goals related to retention and satisfaction. Nice to Have, but

Contract Negotiation & Sales Savvy:
Proven negotiation experience in leases, service contracts, and sales agreements, contributing to financial oversight objectives and maintaining favorable terms for owners and tenants.
Technical & Organizational Tools:
Proficiency in Trello and a willingness to learn additional project management or organizational tools as needed.
Licensing & Credentials:
Active Washington State Real Estate License (or ability to obtain one promptly) to ensure compliance with all regulatory and legal requirements.

Demonstrated interest in marketing strategies and basic proficiency in digital editing tools to support property listings and promotional materials.
