Job Description
POSITION DESCRIPTION
Hunter Properties is seeking a friendly, motivated, and detail-oriented Leasing Agent to join our on-site team. The Leasing Agent serves as the primary point of contact for prospective and current residents and plays a key role in achieving occupancy and revenue goals. This position is responsible for leasing apartments, delivering exceptional customer service, maintaining accurate leasing documentation, and supporting the day-to-day operations of the leasing office. The ideal candidate is customer-focused, sales-minded, and professional, with a passion for creating a positive resident experience from first contact through move-in and beyond. This position is non-exempt, hourly, and eligible for commission.ESSENTIAL DUTIES & RESPONSIBILITIES
Leasing & Marketing- Greet prospective residents and conduct tours of available apartments and community amenities.
- Respond to leasing inquiries via phone, email, online portals, and in-person visits.
- Follow up with prospective residents to convert leads into applications and execute leases.
- Explain lease terms, rental rates, policies, and community rules clearly and accurately.
- Assist with marketing efforts, resident events, and outreach initiatives as directed. Application & Leasing Administration
- Process rental applications in accordance with company policies and Fair Housing laws.
- Conduct background checks, credit checks, and income verification.
- Prepare, review, and execute lease agreements and related documentation using approved property standards.
- Collect application fees, security deposits, rent payments, and other required charges.
- Maintain accurate, organized, and confidential resident files and leasing records. Resident Relations & Office Support
- Build and maintain positive relationships with current residents through professional communication and responsive service.
- Assist residents with lease renewals, notices, and general inquiries.
- Monitor community areas such as mailrooms, laundry rooms, fitness centers, and common spaces and report concerns to management.
- Coordinate with maintenance and management teams regarding work orders, move-ins, and move-outs. Compliance & Professional Standards
- Follow all Fair Housing laws, company policies, and leasing procedures at all times.
- Maintain professionalism, confidentiality, and accuracy in all interactions and documentation.
- Perform other duties as assigned to support property operations.
QUALIFICATIONS/SKILLS & KNOWLEDGE REQUIREMENTS
Education & Experience- High school diploma or GED required.
- Minimum of one (1) year of leasing consultant, sales, hospitality, or customer service experience preferred. Skills & Competencies
- Strong customer service and interpersonal skills.
- Excellent verbal and written communication skills.
- Sales-oriented mindset with the ability to close leases and meet leasing goals.
- Strong organizational skills and attention to detail.
- Ability to manage multiple tasks in a fast-paced environment.
- Ability to perform basic math calculations related to rents, fees, percentages, and concessions.
- Availability to work weekends and occasional evenings, as required. Computer Skills
- Intermediate proficiency in Microsoft Office (Word, Excel, Outlook).
- Intermediate experience with property management software such as Yardi, Rent Café, or equivalent systems.
TRAINING REQUIREMENTS
- Annual Fair Housing training (required).
- Participation in ongoing professional development and company-sponsored training programs.
PHYSICAL DEMANDS
- Ability to occasionally stand, walk, climb, balance, stoop, kneel, crouch, or lift up to 25 pounds.
- Ability to sit for extended periods and perform repetitive hand and arm movements.
- Vision abilities required include close and distance vision.
- Occasional exposure to outdoor weather conditions.
WORK ENVIRONMENT
- Primarily office-based with regular interaction throughout the property.
- Moderate noise levels typical of an office and residential environment.
