Job Description

Tri-Cities RV Park is hiring a hardworking, dependable maintenance professional to help complete a major property cleanup and restore the park to a safe, clean, functional, and well-maintained condition. This is a hands-on turnaround position, not a light-duty maintenance role. The property needs someone who notices problems, takes ownership, works with urgency, and finishes what they start. Duties will include cleaning neglected sites, removing trash and abandoned materials as authorized, repairing facilities, improving the grounds, and helping management address ongoing property-condition and safety concerns. We need someone who is reliable, observant, productive, and comfortable working in a challenging environment.
KEY RESPONSIBILITIES
Clean and restore neglected RV sites, common areas, roads, landscaping, storage areas, and park facilities Remove garbage, debris, discarded materials, and abandoned belongings only after receiving management authorization Clean and sanitize restrooms, showers, laundry rooms, offices, and other shared facilities Perform routine repairs involving plumbing, electrical systems, pedestals, water lines, sewer connections, fixtures, doors, fencing, and general building maintenance within the employee's qualifications Mow, trim, weed, prune, pressure wash, and complete other groundskeeping work Identify and report unsafe conditions, property damage, leaks, electrical concerns, sanitation problems, and suspected code violations Inspect vacant sites and prepare them for incoming guests or residents Secure vacant spaces, buildings, equipment, and restricted areas as directed Assist with RV site utility checks and basic troubleshooting Track maintenance requests, materials, photographs, and completed work Work with the office and management teams to correct site-condition violations Obtain authorization before entering occupied spaces or removing personal property Interact professionally with residents while referring disputes and enforcement matters to management Respond to urgent maintenance issues as scheduled Maintain tools, equipment, maintenance areas, and company vehicles in safe working condition Complete other property-improvement projects as assigned
WHAT WE ARE LOOKING FOR
Strong work ethic and the ability to complete physically demanding cleanup and repair work Reliable attendance, punctuality, and consistent follow-through Ability to work independently without constant supervision Comfortable working outdoors in heat, cold, wind, dust, and other changing conditions Able to remain calm and professional around difficult or confrontational individuals Good judgment and willingness to immediately report threats, illegal activity, hazardous materials, or unsafe conditions Experience with general maintenance, plumbing, electrical troubleshooting, landscaping, construction, apartment maintenance, mobile-home communities, or RV parks is strongly preferred Familiarity with RV electrical pedestals, water connections, and sewer systems is a plus Ability to safely use hand tools, power tools, landscaping equipment, and cleaning equipment Ability to lift and carry up to [50-75] pounds and perform repeated bending, walking, standing, climbing, and outdoor labor, with or without reasonable accommodation Valid driver's license and acceptable driving record Willingness to work occasional weekends or respond to urgent maintenance situations as scheduled This role is ideal for someone who takes pride in transforming a neglected property and wants their work to make a visible difference.
