Job Description

Overview We are seeking a proactive and skilled Apartment Maintenance Technician to join our dynamic team. In this vital role, you will be responsible for maintaining the safety, functionality, and aesthetic appeal of residential apartment communities. Your expertise will ensure residents enjoy a comfortable, well-maintained living environment while supporting the overall operations of the property. This position offers an exciting opportunity to apply your technical skills and customer service abilities in a fast-paced, rewarding setting. Duties Perform routine and preventive maintenance on apartment units and common areas, including plumbing, electrical systems, HVAC units, and appliances. Respond promptly to maintenance requests from residents, providing exceptional customer service and effective solutions. Conduct repairs involving welding, electrical work, mechanical systems, and facilities maintenance tasks using schematics and technical manuals. Utilize tools such as ohmmeters and programmable logic controllers (PLCs) to diagnose issues accurately and efficiently. Assist with residential painting projects and oversee small-scale carpentry or drywall repairs to enhance property aesthetics. Maintain detailed records of work performed using Computerized Maintenance Management Systems (CMMS) to track maintenance history and schedules. Supervise or coordinate with vendors or contractors for specialized repairs or large projects when necessary. Skills Strong mechanical knowledge with experience in facilities maintenance and troubleshooting complex systems. Proficiency in electrical work, including reading schematics and using testing tools like ohmmeters. Experience with welding techniques and residential painting is highly desirable. Familiarity with programmable logic controllers (PLCs) and schematics for system diagnostics. Excellent customer service skills combined with supervising experience to effectively communicate with residents and team members. Ability to lead maintenance projects, demonstrating leadership qualities and organizational skills. Knowledge of CMMS software for work order management and maintenance tracking.
