This position serves as the primary maintenance technician for the property and is responsible for day-to-day work orders, preventative maintenance, property upkeep, and most unit turns. The ideal candidate is a hands-on problem solver who can work independently, manage priorities effectively, communicate professionally with residents and team members, and take ownership of the property's maintenance needs. While this position handles the majority of routine maintenance and unit turns, outside vendors are utilized when specialized work is required or workload exceeds what can reasonably be completed in-house. Key Responsibilities Complete and manage resident maintenance work orders in a timely and professional manner Troubleshoot and repair plumbing, electrical, appliances, HVAC, drywall, carpentry, and other general maintenance items within skill level Complete most unit turns and prepare vacant homes for new residents Perform preventative maintenance and identify issues before they become larger or more costly repairs Maintain the community's clubhouse, pool area, common areas, and property amenities Perform routine pool maintenance and testing in accordance with applicable requirements Maintain accurate work-order updates and documentation using company software Communicate with the Property Manager regarding repair needs, priorities, materials, vendor needs, and significant property issues Maintain organized tools, supplies, inventory, maintenance areas, and equipment Coordinate appropriately with outside vendors when work requires specialized expertise or additional assistance Follow company safety procedures and applicable property-maintenance requirements Participate in after-hours on-call coverage for the community On-Call Responsibilities This position serves as the primary after-hours maintenance contact for the property and receives an additional $100 per week on-call stipend . The on-call technician is responsible for monitoring designated emergency maintenance systems, promptly contacting residents regarding after-hours maintenance requests, evaluating the nature and urgency of the issue, and responding to the property when immediate attention is required. Time spent performing actual after-hours maintenance work is clocked and paid separately in accordance with company policy and applicable overtime requirements. Qualifications Residential or multifamily maintenance experience strongly preferred Strong troubleshooting and diagnostic skills Working knowledge of plumbing, electrical, appliances, drywall, carpentry, and general residential repairs Experience completing apartment or residential unit turns preferred HVAC experience and/or EPA certification is a plus, but not required Pool/CPO certification is strongly preferred; candidates without current certification must be willing to obtain required pool certification after hire Ability to prioritize and independently manage daily maintenance responsibilities Comfortable using mobile apps and computer-based work-order systems Valid driver's license and reliable transportation Ability to communicate professionally with residents, coworkers, management, and vendors Dependable, organized, responsive, and able to work with limited day-to-day supervision Benefits Health insurance Dental insurance Vision insurance Life insurance Paid time off
