Job Description
About the Role Canyon View Properties is looking for a dependable, skilled, and customer-focused Roving Maintenance Technician to support multiple apartment communities throughout the region. This position will travel between properties based on business needs and will assist with resident service requests, apartment make-readies, preventative maintenance, emergency repairs, grounds upkeep, and other maintenance needs. As a Roving Maintenance Technician, you will play an important role in supporting our property teams by providing additional maintenance coverage where it is needed most. Flexibility, reliability, strong communication, and the ability to quickly adapt to different properties and priorities are essential to success in this position. What You'll Do Apartment & Property Maintenance Troubleshoot, diagnose, and complete minor and routine repairs in apartment homes and throughout the community. Complete resident service requests in a timely and professional manner, with a goal of completing requests within 24 hours whenever possible. Complete apartment make-readies, including repairs involving plumbing, electrical, appliances, HVAC, water heaters, drywall, flooring, doors, cabinets, fixtures, windows, and other apartment components. Accurately document completed work and communicate additional repair needs to the Property Manager. Perform preventative maintenance throughout apartment homes and common areas. Conduct quarterly unit and exterior inspections. Inspect vacant apartments to ensure heating and air conditioning systems are functioning properly. Grounds & Community Maintenance Maintain clean, attractive, and well-maintained community grounds, parking areas, breezeways, and common areas. Inspect exterior lighting and replace bulbs, ballasts, and fixtures as needed. Maintain dumpsters and outdoor amenities. Inspect playgrounds, tennis courts, fencing, lighting, entry doors, laundry rooms, mail areas, stairways, and handrails. Perform seasonal swimming pool maintenance and use pool chemicals in accordance with applicable state and city requirements. Assist with winterization and other seasonal property maintenance. Identify property appearance or maintenance concerns and communicate them to the Property Manager. Emergency & On-Call Responsibilities Participate in a rotating after-hours emergency on-call schedule. Maintain a working phone and remain accessible when scheduled for on-call duty. Respond to emergency calls promptly and arrive on-site within the required timeframe. Perform emergency repairs in accordance with company procedures and contact the Property Manager when additional assistance is needed. Inventory & Vendor Coordination Maintain an organized maintenance shop and accurate inventory of supplies and parts. Ensure materials are available for timely completion of make-readies and service requests. Place orders, obtain purchase order numbers, verify deliveries, and maintain required documentation. Coordinate schedules with vendors and contractors. Inspect vendor work to ensure contracted services have been completed properly and communicate any concerns to the Property Manager. Safety & Customer Service Perform all work in accordance with company safety standards, OSHA requirements, and applicable health codes. Maintain a professional, friendly, and courteous relationship with residents and coworkers. Support energy conservation efforts throughout the property. Complete required company training and special projects. Follow company policies, procedures, and maintenance training requirements.
What We're Looking For Required Qualifications:
High school diploma or trade school education. At least 1 year of general maintenance experience .Working knowledge of:
Appliance Repair, Plumbing, Basic Electrical, HVAC, Light Carpentry, Painting, Drywall Repair, Window Screening Knowledge of workplace and maintenance safety procedures. Ability to safely use common hand and power tools. Valid driver's license. Dependable transportation capable of transporting tools and equipment to job sites. Proof of liability insurance. Ability to pass a drug screening. Ability and willingness to participate in the rotating emergency on-call schedule. Physical Requirements This position requires regular standing, walking, climbing stairs and ladders, reaching, bending, squatting, and working with hand and power tools. The position may occasionally require lifting heavier items, working outdoors in extreme temperatures, working around noise, fumes, pool chemicals, electrical hazards, and other potentially hazardous conditions. Schedule & Additional Requirements Monday-Friday, 8:30 AM - 5:30 PM, or as directed by the Regional Manager. Rotating 24-hour emergency on-call responsibilities, including after-hours and weekend emergencies. Must have a working phone and dependable transportation. Must provide basic hand tools or be willing to acquire required tools over time. Employees may be asked to assist at other properties within their region based on business needs. Why Join Our Team?
