Maintenance Technician

Maintenance Technician - Property Management Company We are seeking a skilled and dependable Maintenance Technician to join our property management team. This position is responsible for completing apartment and building repairs quickly, professionally, and with clear communication. The right candidate is hands-on, organized, has their own tools, and is comfortable handling a wide variety of maintenance tasks including appliance repair. The ideal technician must be able to work independently, keep detailed records, and use a smartphone to receive work orders, take photos, write notes, and log hours. Responsibilities Complete maintenance work orders in a timely manner Troubleshoot and repair apartment and building issues including: Plumbing Electrical Drywall and painting Doors, locks, and hardware Cabinets and carpentry Basic HVAC repairs and maintenance Diagnose and repair appliances including: Refrigerators Stoves and ovens Dishwashers Garbage disposals Washers and dryers Perform preventive maintenance and routine inspections Respond to urgent and emergency maintenance calls when needed Communicate clearly with residents, supervisors, and office staff regarding repairs, timelines, and follow-up work Take before and after photos of all completed work Write detailed notes on what was found, what repairs were completed, and what materials were used Accurately log hours worked and update work orders daily Keep work areas, tools, and vehicle organized and clean Follow company safety procedures and maintain a professional appearance Requirements Previous experience in apartment maintenance, property management, or general maintenance work Ability to repair and troubleshoot residential appliances Must have your own basic hand tools and power tools Must have a smartphone and know how to: Take clear photos Write notes Communicate by text and email Log hours and update work orders Must have reliable transportation and a valid driver's license Strong communication skills and ability to work professionally with residents and team members Able to work independently and manage multiple jobs throughout the day Dependable, organized, and able to complete repairs on time Able to lift 50 pounds and perform physical work including bending, kneeling, climbing stairs, and using ladders Preferred Experience with work order systems such as AppFolio or other maintenance software Experience with appliance repair, plumbing, HVAC, or electrical troubleshooting Bilingual English and Spanish is a plus EPA, HVAC, or other maintenance certifications are a plus Welding experience and tools We are looking for someone who takes pride in their work, communicates clearly, and can be trusted to complete repairs efficiently and professionally.
