Westside Region of Los Angeles:
Beverly Hills, Brentwood, Century City, Malibu, Santa Monica, Silicon Beach, West Hollywood, & Westwood.
Job Summary:
CPL is seeking a Maintenance Technician to perform a variety of maintenance for the company's West Los Angeles commercial and multi-family residential properties including preventative, emergency, cosmetic and routine maintenance and regular inspections. The majority of properties are on the Westside of Los Angeles. This position is Non-Exempt, which means you will be paid overtime in accordance with applicable state and federal law. You will report to a senior property manager. This is not a remote position, and you will be expected to regularly travel to and from the Company's West Los Angeles properties. Base Compensation of $26.00 - $30.00 per hour is commensurate with work experience. Discretionary annual bonus subject to personal, department, and corporate performance. Essential Duties and Responsibilities:
Be reliable and on time. Provide polite and excellent customer service to residents and commercial tenants. Ensure building lights and timers are working properly. Recognize safety hazards and take precautionary measures to protect self and others. Operate within OSHA (Occupational Safety & Health Act) standards and company safety policies at all times. Complete tasks related to basic plumbing such as fixing leaky faucets, plunging or snaking toilets, repairing running toilets, repairing tank contents, pulling / replacing toilets and caulking. Complete minor electrical tasks related to switches, plugs, ballasts and bulbs, circuit breaker testing, and servicing exhaust fans. Touch up paint, including wall preparation, sanding and color matching, as well as painting complete apartments. Complete minor carpentry work such as changing closet rods, replacing mirrors, fixing and installing drawers and drawer tracks, installing and removing window treatments. Install cabinets. Trouble shoot appliances such as replacing burners, rings, knobs, refrigerator shelves, lights. Complete drywall or plaster repairs. Replace, adjust, and install key locks, bolts, window locks, and as necessary, make keys and install latches. Repair and replace screens and doors. Complete minor roofing repairs and clear roof drains and gutters. Timely prepare vacant units and efficiently complete turnover punch list. Assist as needed in emergency situations and participate in off-shift and weekend emergency maintenance coverage as scheduled. Other duties as assigned.
Qualifications:
3 years or more in building maintenance, property management, or hospitality as a technician or similar experience. A High School Diploma or equivalent. Must have a valid Driver License, proof of current vehicle insurance and an acceptable driving record. Ability to understand basic instructions verbally or in written form. Ability to multi‐task and have good organizational skills. Excellent customer service skills. Fluency in speaking/writing English required.
Physical Requirements:
This position works indoors and outdoors with low to moderate noise levels. Ability to frequently stand and walk. Ability to climb up a ladder. Ability to frequently lift and/or move up to 30 pounds and occasionally lift and/or move up to 50 pounds with assistance. Ability to frequently climb, kneel, stoop, crouch and/or crawl. Must be able to use and handle small tools such as screwdrivers, power drills, hammers, wrenches and like devices.
