Job Description

We are currently seeking a skilled and dependable Maintenance Technician who takes pride in their work and understands the importance of maintaining a safe and functional living environment.
Purpose:
Enhance the maintenance of the community building, grounds, and vehicles to preserve a safe, clean, and attractive living environment for residents, while ensuring full compliance with all local and state regulatory requirements.
Minimum Eligibility Requirements:
High school diploma or equivalent required Minimum of 4 + years of hands-on facility maintenance experience required (senior living or healthcare preferred) Strong customer service and interpersonal communication skills Demonstrated proficiency in: Appliance repair and troubleshooting Plumbing systems and repairs Electrical work and minor wiring repairs Painting, patching, and drywall repair Carpentry and general construction repairs Carpet cleaning and floor care Experience using power tools and maintenance equipment safely and effectively Working knowledge of building systems including HVAC, fire sprinkler systems, alarms, and general safety systems Experience with unit turnover ("flipping rooms") , including full preparation for new occupancy Ability to read, write, and communicate effectively in English Must meet all health-related requirements pertaining to state licensure Must maintain required continuing education/training Valid driver's license with clean driving record Ability to perform essential job functions with or without reasonable accommodation Subject to pre-employment screening including background check, drug screening, TB test, and physical
Essential Functions:
Maintenance Prepare vacant apartments for occupancy, including full unit turnover, painting, patching, drywall repair, carpet cleaning, and general repairs Perform routine maintenance and repairs in common areas, resident apartments, and grounds Troubleshoot and repair appliances, plumbing, electrical systems, and general building components Maintain and follow a preventative maintenance schedule for all building systems including HVAC, fire sprinklers, alarms, plumbing, lighting, roofing, kitchen and laundry equipment Ensure timely completion of work orders Maintain inventory of maintenance supplies, tools, and equipment Coordinate and manage vendor services as needed Safety Execute the Community Safety Program including fire drills, emergency preparedness, and disaster response Maintain working knowledge of fire sprinkler systems, alarms, and emergency systems Ensure compliance with all safety regulations and reporting requirements Driving / Support Assist with transportation as needed and serve as a back-up driver Support resident transfers in accordance with safety guidelines and state regulations Other Assist with event setup and breakdown Attend required meetings and trainings Uphold resident rights and company policies at all times Maintain reliable and consistent attendance Perform other duties as assigned
