Maintenance / Grounds Technician Full-Time | Apartment Community About the Role We are seeking a reliable, hands-on Maintenance / Grounds Technician to join our property management team. This position plays a key role in maintaining the physical condition, curb appeal, and day-to-day operations of our apartment community. The ideal candidate is self-motivated, customer-service oriented, and skilled in general maintenance and groundskeeping. Responsibilities General Maintenance Perform routine repairs and preventative maintenance for apartment units, common areas, and building systems. Troubleshoot and repair basic electrical, plumbing, HVAC, carpentry, and appliance issues (within skill level). Complete work orders in a timely, professional manner. Assist with unit turns, including painting, basic repairs, and cleaning. Maintain tools, equipment, and inventory supplies. Grounds & Exterior Upkeep Maintain overall cleanliness and curb appeal of the property.

Perform lawn care duties:

mowing, trimming, edging, watering. Remove trash and debris from grounds and common areas. Seasonal responsibilities such as leaf removal and dust/dirt. Safety & Compliance Report potential hazards or property damage promptly. Follow all safety guidelines, including PPE usage. Assist with inspections and ensure compliance with property standards. Customer Service Interact professionally with residents and staff. Respond to maintenance requests courteously and efficiently. Participate in on-call rotations (as required). Qualifications Previous maintenance and/or groundskeeping experience preferred. Bilingual required High School Diploma/GED preferred Basic knowledge of plumbing, electrical, mechanical, and carpentry. Ability to lift 50+ lbs and perform physically demanding tasks. Valid driver's license and reliable transportation. Ability to work independently and as part of a team. Strong communication and problem-solving skills.
