To attain these standards for the tenants and owners we service, we require employees committed to working with the highest standards in their work ethic. We are seeking a full-time Maintenance Technician to work at a Garden Style property with 800-900 units. The Maintenance Technician will be responsible for a variety of duties to ensure we are meeting our company goals.
Job Summary:
The Maintenance Tech Specialist is responsible for the upkeep of the allocated property. Additionally, they are responsible for working on a variety of areas including plumbing, carpentry, and electrical systems. Duties include inspecting buildings, maintaining inventory, and scheduling repairs as well as providing customer service and guidance to tenants as needed. Maintenance Technician Specialist Conduct routine and corrective maintenance on HVAC, plumbing, electrical systems, appliances, and building components, including basic painting and carpentry. Perform upkeep or cleaning of ventilation, refrigeration, and other systems and conduct repairs as assigned. Inspect the property regularly to identify potential maintenance issues and proactively address them. Assist with building inspections, assessments, and mechanical repairs to ensure compliance with health and safety standards. Inspect and report needed repairs of alarm systems (fire, protection) as needed. Respond to maintenance requests from residents and address any concerns in a timely manner. Participate in on-call rotation for emergency maintenance requests outside of regular business hours. Ensure the property is clean and well-maintained, including common areas, grounds, and amenities. Clean and maintain community pool/spa areas. Perform light landscaping such as minor excavation work or removing foliage. Pick up and remove trash and debris from the property and dispose of it appropriately. Sweep and mop common areas, vacuum carpets, and perform other cleaning tasks as needed. Maintain accurate records of maintenance activities, supplies, and equipment. Maintain stock of cleaning supplies and equipment. Report damages and notify management. Collaborate with other members of the maintenance team and property management to prioritize and complete tasks effectively. Follow evacuation rules in case of emergencies. Other duties as assigned by the maintenance supervisor and/or property manager.
Job Requirements:
A High School Diploma or equivalent. A valid driver's license. Ability to understand instructions verbally and in written form. Ability to communicate effectively, multi-task, and have good organizational skills. Ability to frequently stand and walk. Ability to frequently lift and/or move up to 25 pounds and frequently lift and/or move up to 25 pounds. Ability to frequently lift, climb, kneel, stoop, crouch, and/or crawl. Ability to work around chemical cleaning solutions. Typical Physical Requirements Ability to lift and move heavy equipment and supplies, often weighing up to 50 pounds. Ability to climb ladders and work at heights, including on roofs and in attics. Ability to work in confined spaces, such as crawl spaces or mechanical rooms. Ability to stand, walk, and bend for extended periods of time. Ability to operate equipment and tools, including power tools, hand tools, and heavy machinery. Ability to work outdoors in a variety of weather conditions, including extreme heat or cold, rain, or snow. Ability to travel between properties as needed, including driving a vehicle or using public transportation.
Typical Work:
Environment/Conditions :
The Maintenance Technician Specialist may be required to work outdoors in inclement weather and may be exposed to hazardous materials and chemicals. The position may also require working evenings, weekends, and holidays as needed. In constant movement around the property, visiting different work locations.
Essential Functions/Physical Requirements :
The Maintenance Technician Specialist may need to lift and move heavy equipment, climb ladders, and work in confined spaces. The position may also require standing, walking, and bending for extended periods of time. Lifting and caring for materials, installing items including electrical, cleaning, organizing, cleaning out units, water heater, and plumbing maintenance, hauling large trash, and moving large items such as furniture and appliances.
Equipment Used:
Hand & power tools, ladders, yard equipment, dollies, vacuum, electric tools, air compressor, cleaning products, golf carts.
Scheduling:
Employees will be working 5 days a week: Monday, Wednesday, Friday 8:00 am - 5:00 pm, Tuesday and Thursday 10:00 am - 7:00 pm. They will be included in a rotation for servicing after-hour calls that may need to be addressed after normal business hours. Employees may be scheduled to work on weekends.
