Pay Scale:
$19.00 - $25.00 per hour

The Maintenance Technician will also be responsible for maintaining the overall condition of the apartment community including the grounds and common areas and to provide a quality living environment for residents. Successful Maintenance Technicians will be customer service focused, possess a sense of urgency, and be responsive to resident and team member needs.
Primary Duties and Responsibilities:
Performs maintenance duties including work orders and preventative maintenance activities, with minimal supervision consistent with company policies and procedures and direction from supervisor(s), completes documentation and necessary paperwork ina timely,accurate, and complete manner to document and track maintenance activities Ensure that apartments are ready for occupancy by performing various and as needed electrical, HVAC, plumbing, carpentry, and other miscellaneous maintenance and repairs necessary or directed Maintenance of grounds,common areas, and amenities by picking up trash and debris, pressure washing breezeways and commons areas, general cleaning as needed and other areas as directed Compliance with company standards and applicable laws including but not limited to; Fair Housing, OSHA, Landlord Tenant, Local Building Codes, OSHA, and EEOC. Attend andparticipatein company safety meetings andrequiredtrainingsand other safely related laws and requirements, and by reporting accidents and incidents promptly inan accuratemanger Report known safety hazards, equipment, and customer concerns to supervisor Respond quickly to emergency situations during work hours and on-call coverage on site location where living when housing agreement applicable Followsestablishedprocess for inventory of supplies and materials at the community, by tracking inventory used, returning unused inventory, and notifyingsupervisorabout re- ordering needs. Supports cost saving initiatives by fixing rather than replacing parts when possible and not being wasteful with materials and supplies Maintainshigh levelsof customer service for prospects, residents, vendors, and associates Perform other duties as assigned
Skills:
Ability to effectively communicate with residents, vendors, and individuals across the organization, includes ability to communicate effectively in English Proficient knowledge of electrical, plumbing, appliance repair, and basic hand/power tools Knowledge of environmental hazards including asbestos, lead based paint, moisture intrusion, and radon Ability to be "on-call" at work site location where housing agreement applicable when requested and respond promptly to service emergencies Basic Computer Skillsrequiredto place online orders, respond to emails, take companytrainings, access timecards, and access companywide emails
For On-Site Maintenance Associates:
Depending on the size of the property a Maintenance Associate may be required to live on-site as a condition of employment. Housing agreements will be provided with additional information and requirements for on-site employees.
