Maintenance Technician•HVAC & Electrical (Biotech / cGMP / 1st Shift)
Location:
Santa Monica, CA 90404 (100% Onsite)
Duration:
6 Months Contract (With possibility of conversion or extension)
Shift:
1st Shift | Monday•Friday, 5:00 AM•1:00 PM (5 days weekly onsite; requires flexibility for weekend work or rotating on-call schedules as needed)

$38•$42 per hour on W2 Job Summary Our client, a premier leader in biopharmaceuticals, is seeking a critical, mid-level Facilities Cross-Functional Technician to support GMP production facilities and site utilities in Santa Monica, CA. This onsite, multi-disciplinary engineering support role integrates hands-on troubleshooting, predictive maintenance workflows, and system ownership across mechanical, electrical, and HVAC/utility networks. Operating in a highly regulated, patient-centric environment, you will collaborate with cross-functional teams to eliminate equipment downtime, enforce rigorous EHS guidelines, and maintain a permanent state of audit readiness.
Job Duties and Responsibilities System Maintenance & Ownership:
Execute routine, preventative (PM), corrective (CM), and predictive (PdM) maintenance plans across specialized cleanroom-adjacent systems and production infrastructure.
HVAC & Plant Utility Execution:
Monitor, adjust, and optimize facilities utility networks including commercial HVAC loops, steam generators, boilers, chillers, compressed air, and purified water arrays.
Compliance Documentation:
Author, update, and close out maintenance work order packages inside the CMMS tracking system to strict Good Documentation Practices (GDP) and cGMP benchmarks.
Root Cause Diagnostics:
Read and interpret piping and instrumentation diagrams (P&IDs) along with complex electrical/controls schematics to run structured troubleshooting to the root cause.
On-Floor Safety Enforcement:
Rigorously practice and audit localized safety systems including Lockout/Tagout (LOTO), hot work protocols, line breaking permits, and confined space restrictions.
Cross-Functional Collaboration:
Partner with Manufacturing Operations, Quality Assurance (QA), and Facilities Engineering to manage quality-impacting events, execute daily shift handovers, and minimize backlog priority codes.
Required Qualifications & Skills Experience:
5+ years of dedicated technical maintenance experience operating inside a highly regulated cGMP or high-rigor setting (pharmaceutical, biotech, medical device production, or clinical hospital systems).
HVAC & Electrical Core:
Must possess robust, independent technical proficiency in commercial HVAC infrastructure combined with functional electrical troubleshooting capabilities.
Technical Breadth:
Demonstrated expertise in at least three core facilities tracks: mechanical, electrical, process utilities, fabrication repair, or instrumentation/controls.
Systems Literacy:
Experience logging asset actions within a computerized maintenance management system (CMMS) such as SAP PM or Blue Mountain RAM, alongside basic building management systems (BMS/BAS).
Education:
Minimum High School Diploma or GED required. Preferred Qualifications Associate of Applied Science (AAS) degree in Engineering Technology or an accredited technical trade school diploma. Active EPA Section 608 HVAC Certification, State Electrical Journeyman trainee card, or Boiler Operator license. Exposure to continuous improvement models (5S, Kaizen, Lean manufacturing, or Total Productive Maintenance). Physical Requirements Ability to safely lift and manipulate up to 50 lbs individually. Comfortable climbing ladders, working at height, and standing or walking for extended durations. Able to operate safely within high-clearance mechanical utility decks and cleanroom zones while wearing required Personal Protective Equipment (PPE).

This position is 100% onsite in Santa Monica, CA, on a 1st shift (5:00 AM•1:00 PM, Monday-Friday) with a rotating on-call schedule and potential weekend requirements.
