Property Maintenance Technician Job Description This role oversees the maintenance and upkeep of more than 50 residential properties across the state. The property maintenance technician completes unit turnovers, responds to maintenance work orders, and performs a wide range of light repairs and preventive maintenance tasks to ensure safe, clean, and well-maintained housing. The position focuses on general building and property maintenance rather than licensed trade work and requires frequent travel between apartment communities. Responsibilities Oversee and maintain the condition of 50+ residential properties across the state, ensuring units and common areas remain safe, functional, and presentable. Perform unit turnovers when new residents move in, including cleaning, minor repairs, painting, and ensuring all fixtures and features are in proper working order. Receive and manage maintenance tickets sent to a mobile device, prioritize tasks, and complete work orders in a timely and professional manner. Paint interior surfaces as needed during turnovers and maintenance projects, ensuring clean, even finishes and proper preparation of surfaces. Perform light plumbing work such as snaking drains, fixing toilets, and installing new sinks, staying within the scope of non-licensed maintenance duties. Patch and repair drywall and sheetrock, including filling holes, sanding, and preparing surfaces for painting. Replace light bulbs and ensure proper operation of interior and exterior lighting throughout the properties. Maintain grounds as needed, including basic outdoor upkeep to keep properties clean, safe, and visually appealing. Repair or replace light fixtures as needed, ensuring safe and proper installation and operation. Perform light carpentry tasks such as fixing door frames, handrails, and other minor structural components. Use hand tools and basic maintenance equipment safely and effectively to complete daily tasks. Avoid performing any work that must legally be completed by licensed tradespeople, escalating such tasks appropriately. Ride along with another maintenance worker during the contract period to learn routes, processes, and property standards. Drive a company vehicle to various properties once converted to a direct hire role, following all safety and driving policies. Support preventive maintenance efforts, including basic HVAC filter changes and routine inspections of building systems. Communicate clearly and professionally with residents, colleagues, and supervisors regarding maintenance issues and status updates. Follow all safety procedures and guidelines while working in occupied and unoccupied apartment units and common areas. Assist with janitorial and cleaning tasks as needed to maintain a clean and orderly environment in units and shared spaces. Essential Skills Proven experience in property or building maintenance, including hands-on work in residential settings. Proficiency in painting, including surface preparation, application, and finishing. Experience with drywall and sheetrock repair, including patching, sanding, and preparing for paint. Ability to perform light plumbing tasks such as snaking drains, fixing toilets, and installing sinks. Basic carpentry skills, including repairing door frames, handrails, and similar components. Experience replacing light bulbs and repairing or replacing light fixtures. General building maintenance skills, including use of hand tools and basic maintenance equipment. Ability to perform preventive maintenance tasks, including basic HVAC filter changes. Experience working with A/C split units at a basic maintenance level. Capability to handle janitorial and cleaning tasks as part of overall property upkeep. Valid driver's license with the ability to safely operate a company vehicle. Ability to read and respond to maintenance tickets on a mobile device and manage multiple work orders. Willingness to travel daily between multiple properties across the state. Strong attention to detail and commitment to completing tasks thoroughly and safely. Additional Skills & Qualifications Bi-lingual Spanish-speaking ability, enabling more effective communication with a diverse resident population. Prior experience in apartment maintenance or multifamily housing environments. Familiarity with basic electrical service tasks within the scope of non-licensed maintenance work. Experience in preventive maintenance programs for residential properties. Comfort working both independently and as part of a field-based maintenance team. Work Environment This role is field-based and centered around apartment communities located across the state. Each workday begins at a central shop in West Haven, where the technician meets with the team before traveling in company work vehicles to the properties where maintenance tickets require attention. The position operates on a first-shift schedule, Monday through Friday, from 8:00 a.m. to 4:00 p.m. Work is performed inside occupied and unoccupied apartment units, common areas, and on the surrounding grounds, using standard hand tools and basic maintenance equipment. The environment involves frequent movement between locations, hands-on repair tasks, and collaboration with another maintenance employee during the initial contract period, transitioning to driving a company vehicle independently once hired directly. Job Type & Location This is a Contract to Hire position based out of West Haven, CT. Pay and Benefits The pay range for this position is $23.00 - $28.00/hr.
