Position Overview This position is responsible for maintaining an attractive, safe and operational environment for residents and guests. This position performs duties to ensure that all mechanical systems, equipment and infrastructure are operational and properly maintained. Additionally, Maintenance Technicians are responsible in ensuring all common areas are maintained in a clean condition, working within the limits of prescribed routines. Job Description We are looking for a capable Maintenance Technician to accept the responsibility to preserve the exceptional condition and functionality of the property and premises we manage. As a Maintenance Technician, you will be responsible to perform as variety of maintenance tasks such as painting, minor repairs, HVAC maintenance, pool upkeep, keeping common areas maintained and clean, etc. We are looking for a Maintenance Technician who is a professional with a willingness to serve the public with a keen sense of attention to detail. The ideal candidate must be able to work autonomously and responsibly while observing all health and safety guidelines. Our goal for you is to help us to maintain the buildings and common areas in the best possible condition for our guests.
Essential Functions:
Works from instructions and complete daily work orders as directed Performs minor and routine maintenance replacement and repairs in areas of carpentry, light electrical work, HVAC, plumbing, mechanical, and other building repairs. Paints common areas and touch up as required. Performs casual labor, such as lifting/moving heavy items as directed by Supervisors and following appropriate safety procedures. Responsible for care and upkeep of pools including but not limited to cleaning, checking and balance chemicals. Inspects all assigned areas and reports all maintenance discrepancies or deficiencies to Supervisor. Maintain assigned equipment in good working condition. Performs a variety of janitorial duties including but not limited to cleaning restrooms, assigned areas and emptying and removing trash. Maintains professional and technical knowledge by attending educational and professional workshops and obtaining additional certifications as needed. Contributes to team effort by accomplishing related tasks and all other duties as assigned. Job Qualifications Previous experience as a maintenance technician or in facility maintenance is a plus. Mechanical aptitude with a basic understanding of electrical, hydraulic, and mechanical systems. Knowledge of general maintenance and cleaning processes and methods. Working knowledge of tools, common appliances, and devices. Manual dexterity and problem-solving skills Good physical condition and strength with a willingness to work overtime and on weekends. A go-getter with a "whatever-it-takes" attitude! High school diploma or equivalent; Certificate in HVAC, building maintenance technology or relevant field will be a plus. Must work weekends. CPO preferred by not required.
Knowledge and Skills:
Ability to properly utilize new equipment and follow safety procedures prior to use. Must have excellent written and verbal communication skills. Excellent customer service and interpersonal skills are required.

Full-time Conditions of Work:
This position works under indoor and outdoor conditions and may be exposed to elements including but not limited to, chemicals, odor, weather and environmental conditions. The associate must be able to work in an upright standing position for long periods of time, and must be able to sit, walk, crawl, climb, reach with hands and arms and lift 50 lbs. The employee must be able to quickly and easily navigate the property/building as required to meet the job functions and must be able to detect auditory and/or visual emergency alarms. The employee must be able to work extended and flexible hours and weekends as needed. Compensation based on experience. Full benefits package is offered after 30 days of full-time employment.
