Job Description

HOA Maintenance Technician (HVAC Experience Required) Position Summary The HOA Maintenance Technician is responsible for performing general maintenance, repairs, and preventative maintenance throughout the community's common areas, facilities, and equipment. This position requires hands-on experience with HVAC systems in addition to general building maintenance, plumbing, electrical, and mechanical repairs. The technician helps ensure the community remains safe, clean, functional, and aesthetically maintained for residents and guests. Essential Duties and Responsibilities
  • Perform routine maintenance and repairs on community buildings, amenities, and common areas.
  • Troubleshoot, repair, and maintain HVAC systems including air conditioning, heating, ventilation, thermostats, and related equipment.
  • Conduct preventative maintenance inspections on HVAC units and mechanical systems.
  • Respond to maintenance work orders and emergency service requests in a timely manner.
  • Perform minor plumbing, electrical, carpentry, painting, and mechanical repairs.
  • Maintain pools, clubhouses, fitness centers, gates, lighting systems, and other HOA facilities as assigned.
  • Inspect equipment and facilities to identify repair needs and safety concerns.
  • Assist with vendor coordination and monitor contractor work when necessary.
  • Maintain maintenance logs, service records, and inventory of supplies and equipment.
  • Ensure compliance with OSHA safety standards and HOA policies.
  • Participate in on-call rotations, weekend work, or emergency response as needed.
  • Support community events and facility setup/breakdown when required. Qualifications
  • High school diploma or GED required.
  • Minimum of 2-3 years of maintenance experience required.
  • HVAC certification or EPA certification preferred.
  • Working knowledge of HVAC systems, electrical systems, plumbing, and general building maintenance.
  • Ability to diagnose and repair a variety of maintenance issues.
  • Valid driver's license with acceptable driving record.
  • Ability to operate maintenance tools and equipment safely.
  • Strong customer service and communication skills.
  • Ability to work independently and as part of a team. Physical Requirements
  • Ability to lift up to 50 pounds regularly.
  • Ability to stand, walk, bend, climb ladders, and work outdoors in various weather conditions.
  • Ability to perform physically demanding tasks for extended periods. Work Environment This position works both indoors and outdoors throughout the HOA community and may require responding to after-hours maintenance emergencies, including weekends and holidays. Preferred Skills
  • Experience working in a homeowners association, apartment community, resort, or commercial property environment.
  • Knowledge of preventative maintenance programs.
  • Basic computer or work order system experience.
  • Pool maintenance experience is a plus

$20.00 - $21.00 per hour
