Job Summary In a safe, efficient and professional manner the Maintenance Technician III performs skilled work and often advises the Maintenance Manager in the preventative, corrective, and general maintenance of the commercial and industrial facility equipment. Maintenance Technician III is the advanced level in the General Maintenance Technician series and is involved in work that is complex and requires considerable experience, skill and technical knowledge, which is typically gained through the Maintenance Technician II classification. Essential Duties & Responsibilities Abides by all safety guidelines including OSHA regulations, lock-out/tag-out, etc. Conducts "shift rounds" (regular checks of systems and equipment to identify issues, and document systems and equipment performance). Competently maintains, troubleshoots, and performs equipment repairs. The Maintenance Technician III is responsible for:
- Performing electrical installation, repair, and maintenance of equipment and controls located throughout a site.
- Installs, maintains and repairs plumbing/piping, associated equipment and components located in the interior and exterior of building(s).
- Installation, repair, and maintenance of mechanical/electrical operating equipment and machinery.
- Conducting routine and on-going assessments of the building system operations.
- Performing tests and analysis of data to assure the proper functioning of site equipment.
- Monitoring operation of the mechanical, electrical and other operating equipment.
