Job Description

The Maintenance Technician is responsible for assisting the Property Manager and Maintenance Supervisor in all areas throughout our community.
Qualifications:
at least 2 years' experience in community management maintenance, other building maintenance or related trade. Renovation experience may be required for older properties built 10 or more years ago. Responsibilities:
Ensure all service requests and repairs are made correctly and in a timely manner Maintain an organized, clean and safe work area Assist service manager with monitoring inventory of parts and supplies at appropriate levels Comply with all personnel management policies and procedures Help service manager oversee completion of service requests in 48 hours or per community policy Help service manager ensure staff is motivated and functions as an effective team Maintain superior customer service relationship Communicate effectively with residents, fellow associates, vendors and supervisors Work with service manager to maintain effective preventative maintenance program Work with service manager to adhere to budget guidelines Assist service manager to maintain hazard communications program Inspect grounds, buildings, and other community features as required to minimize liability concerns Ensure adherence to the Ventron's safety and hazard communications programs, policies and procedures Work with Maintenance Supervisor to ensure physical condition of community is maintained according to company operating and safety standards Work with maintenance team to ensure excellent curb appeal at all times Assist with turnkey operations if needed Adhere to Ventron Standard Operating Procedures Attend and participate in technical training programs to maintain personal skill level Other tasks or duties as assigned by supervisor Must have a vehicle and auto insurance
Maintenance Technician Qualifications:
Each job duty must be performed with focus and accuracy. The essential knowledge, skills and abilities you need are outlined below.
Education:
High School Diploma/GED required 1 - 3 years HVAC Technical Training Ability to read and write English for safety and productivity reasons Ability to accurately perform basic mathematical functions Maintenance Technician Licenses/Equipment Valid driver's license and current automobile insurance is required; position requires own vehicle to fulfill all of job's functions EPA certification Type I and II Pest control , if performed in-house Other licenses and certifications as required by Ventron, state or federal law Own set of basic hand tools; tools not provided by community Use of general maintenance equipment including but not limited to: hand tools, ladders, refrigerant recovery units, landscaping equipment and required safety equipment; all equipment must be used without jeopardizing the safety of yourself, fellow associates or residents Appropriate safety equipment and apparel that includes proper footwear, such as work boots
