A Building and General Maintenance Technician performs building maintenance and appliance repairs for an apartment complex, housing division, residential center or business, as directed by a property manager.
Full-Time Position Summary The Maintenance Technician is responsible for the installation, troubleshooting, repair, and preventive maintenance of CNC laser cutting machines, press brakes, and associated pneumatic and hydraulic systems. This role ensures maximum equipment uptime, safety, and production efficiency by diagnosing mechanical, electrical, hydraulic, and pneumatic issues and performing timely repairs. Key Responsibilities Equipment Maintenance & Repair Perform preventive and predictive maintenance on CNC laser cutters, press brakes, shears, and other fabrication equipment Diagnose and repair mechanical, electrical, hydraulic, and pneumatic system failures Troubleshoot CNC controls, servo drives, and laser resonators/optics (fiber or CO2) Repair and maintain hydraulic power units, cylinders, valves, hoses, and pumps on press brakes Maintain pneumatic systems including compressors, air lines, solenoids, valves, and actuators Replace worn or damaged components (bearings, seals, belts, filters, lenses, nozzles) Calibrate and align machine tooling, backgauges, and safety systems (light curtains, e-stops) Preventive Maintenance & Documentation Follow and maintain PM schedules for all production equipment Complete work orders, maintenance logs, and repair documentation using CMMS software Track parts usage and maintain inventory of critical spares Recommend equipment upgrades or replacements based on performance data Safety & Compliance Follow lockout/tagout (LOTO) procedures during all repairs Ensure compliance with OSHA and company safety standards Maintain a clean, organized, and safe work area Participate in safety audits and equipment risk assessments Support & Collaboration Respond promptly to equipment breakdowns to minimize production downtime Work with operators to understand machine issues and verify repairs Coordinate with outside vendors/OEM technicians for specialized repairs (laser optics, CNC controls) Assist in installation and commissioning of new equipment Required Qualifications High school diploma or GED; technical/trade school certification preferred 2+ years of industrial maintenance experience, preferably in metal fabrication or sheet metal manufacturing Hands-on experience with CNC laser cutters (e.g., Trumpf, Amada, Mazak, Bystronic) and press brakes Strong understanding of hydraulic and pneumatic system design, troubleshooting, and repair Ability to read electrical schematics, hydraulic/pneumatic diagrams, and mechanical drawings Basic knowledge of PLCs and CNC control systems Proficiency with hand tools, power tools, and precision measuring instruments Basic understanding of electrical systems (single/three-phase, 24V/120V/480V circuits) Preferred Qualifications Formal training/certification in industrial maintenance, mechatronics, or electrical systems Experience with fiber laser optics and beam alignment Welding or fabrication background Forklift certification Physical Requirements Ability to lift up to 50 lbs Ability to stand, bend, kneel, and work in confined spaces for extended periods Comfortable working at heights and around heavy machinery Work Environment Manufacturing floor environment with exposure to noise, heat, and machinery Required use of PPE (safety glasses, gloves, hearing protection, laser safety eyewear as needed)
