Job Description

MAINTENANCE TECHNICIAN/JANITORIAL PAY RANGE
depending on experience PT/FT Woodrose is seeking a dependable, customer-focused, and self-motivated Maintenance Technician/Janitorial to assist with the upkeep, repair, and appearance of the building and common areas. This is a hands-on position responsible for maintaining a safe, clean, and attractive property while providing excellent service to residents and owners. Qualifications Experience in general building maintenance preferred. Knowledge of basic carpentry, plumbing, electrical, painting, masonry, and landscaping. Experience using hand and power tools. Ability to read, write, and communicate effectively in English. Professional appearance and good customer service skills. Reliable attendance and punctuality. Ability to maintain confidentiality and exercise good judgment. Pool Operator Certification preferred or willingness to obtain certification. Essential Duties and Responsibilities Perform routine maintenance, repairs, and preventative maintenance throughout the property. Complete painting and touch-up work as required. Maintain common area doors, lighting fixtures, restrooms, and building components. Inspect and repair minor plumbing, electrical, carpentry, and masonry issues. Monitor and maintain common areas including entrances, lobbies, hallways, elevators, stairwells, parking areas, trash rooms, roof areas, recreation rooms, and pool facilities. Maintain the cleanliness and appearance of the pool deck and surrounding recreational areas. Vacuum pool, clean filters, balance chemicals, and maintain daily logs in accordance with applicable certifications and procedures. Perform landscaping duties and maintain the grounds as needed. Report unsafe conditions, incidents, and unusual occurrences to the Woodrose Manager immediately. Follow all Association policies and safety procedures. Perform additional duties as assigned.
