This is our highest-level maintenance role. You will act as the ultimate property troubleshooter, lead complex renovations, and mentor less experienced team members. What You'll Do Advanced
HVAC & EPA
Compliance:
Maintain, troubleshoot, and replace furnace units, condensers, ductwork, and coils. Safely recover and transfer refrigerants under EPA recycling guidelines.
Heavy Plumbing & Sewer Work:
Diagnose underground drainage systems, run commercial sewer augers, and replace structural piping hidden behind walls, ceilings, and floors.
Electrical & Structural Repairs:
Upgrade electrical service panels, run new branch circuits, rebuild walls (wood/metal studs), hang drywall, and apply advanced textured or popcorn finishes using power hoppers.
Total Unit Restoration:
Measure and install custom countertops, vanities, and medicine cabinets, re-tile entire floors, and fully renovate vacant units from top to bottom.
Emergency Response:
Act as a critical responder for urgent gas/water leaks and after-hours emergency conditions.
What You Bring Education:
High school diploma or GED required. A trade school certificate is highly desirable.
HVAC Expertise:
Minimum of three (3) years of dedicated experience in HVAC maintenance and repair. Must be licensed to add/recover refrigerants.
Overall Experience:
Minimum of five (5) years of general maintenance repair experience preferred (ideally within property management).
Blueprint Literacy:
Ability to read and understand basic building plans and blueprints.
Driving & Tools:
Must maintain a valid Driver's License and be comfortable operating trucks, commercial sewer gear, commercial paint sprayers, and basic landscaping equipment.
Reliability:
Excellent attendance, punctuality, and a strong work ethic.
Safety First:
Strict adherence to safety protocols, including wearing required uniforms, steel-toe boots, and ear/eye protection daily.
Citizen Focus:
Outstanding resident relations skills and the ability to work collaboratively with a diverse team.
