JOB SUMMARY
In conjunction with the Manager, Engineering, the Sr. Building Maintenance Mechanic coordinates, schedules, and performs routine mechanical maintenance and repetitive repair work on the building and building support systems and outside services that supports the Blistex complex as a whole.
ESSENTIAL JOB FUNCTIONS
Coordinates, schedules, and performs all necessary adjustments and repairs to effect correction of operating difficulties noticed by the Manager, Engineering, Group Leader or discovering through own observations to the building and building support systems. Coordinates, schedules, and performs replacement of high failure rate parts, such as light bulbs, filters, ceiling tiles, pipe or pipe fittings, and any component parts. Coordinates, schedules and performs daily set-up and start-up of building support systems. Coordinates, schedules and performs blow-down of boilers and compressors and checks on proper operating conditions. Makes a continuous visual inspection of the building to ensure that all building and building functions conform to AQL (acceptable quality levels). Coordinates, schedules, and performs cleaning all building support equipment and all necessary parts daily, or as specified. Coordinates, schedules, and performs services and repairs of all roof top HVAC units, exhaust units and air handling equipment. Coordinates, schedules, and performs services and repairs of electric forklifts. Coordinates, schedules, and performs facility snow removal tasks (manual labor involved). Uses Company vehicle to run errands and pick-up miscellaneous items (as required). Coordinates, schedules, and performs moving of heavy equipment, furniture, and/or boxes (as required). Negotiates with outside contractors to provide the best services at the best price for services performed on the Blistex complex buildings and grounds. Schedules and coordinates cleaning services provided by the Engineering Department. Uses a forklift, when performing some duties. Serves as liaison for resolving building maintenance issues.
ADDITIONAL RESPONSIBILITIES
Serves, in a limited capacity, as back-up in the absence of the Group Leader. Performs and assumes other duties and responsibilities as may be required by the Manager, Engineering.
REQUIRED EDUCATION, EXPERIENCE AND SKILLS A
high school graduate, or equivalent; plus, diversified applied trade experience equivalent to 6 years. The knowledge and skills required for this position are typically acquired in 4 to 6 years of experience in an engineering environment. Ability to use hand and power tools, standard shop measuring devices, pipe fitting equipment, electrical wiring equipment, and welding equipment, etc. Must have the ability to negotiate with outside contractors for the best terms to benefit Blistex. Must have the ability to schedule and coordinate work and workflows of others as work requirements change. Must be able to read and interpret machinery and electrical blueprints/schematics and apply set-up and maintenance manual instructions. Must have experience in repairing and maintaining HVAC systems and EPA Certified to handle refrigerants is a plus. Experience in repairing and maintaining low-pressure boiler systems and compressed air systems. Considerable interpersonal skills are required to interact with internal customers. Must possess good mathematical aptitude (addition, subtraction, multiplication, and division). Must be able to read and write the English language English (spelling, grammar and punctuation, etc.). Must have a valid driver's license. Ability to learn and apply accrued knowledge of standard Engineering Department's procedures. Ability to work independently and meet deadlines on a multitude of concurrent tasks. Must possess a valid forklift driver's certification. Ability to follow written and verbal instructions. Willingness to accept other duties, as assigned. Must possess the ability to develop and maintain an effective working relationship with internal and external customers, function as a team player, accept constructive criticism from management, and comply with Company policies.
