Job Title:
Facility Maintenance Technician III Job Description The Facility Maintenance Technician III provides technical and leadership support to the Facilities Maintenance Department by troubleshooting and repairing complex mechanical and electrical systems, coordinating maintenance activities, and acting as a supervisory lead during assigned shifts. This role ensures preventive and corrective maintenance work is completed efficiently to minimize equipment downtime and improve system reliability, while closely collaborating with engineers, vendors, contractors, and internal stakeholders. Responsibilities Provide maintenance leadership to the Facilities Maintenance Department during assigned shifts and perform supervisory duties in the absence of the superintendent. Organize and communicate tasks for the incoming shift during shift passdowns to ensure continuity of work and clear alignment on priorities. Lead troubleshooting and repair of mechanical and electrical systems, including boilers, air conditioning equipment, chillers, air compressors, and related facility systems. Provide maintenance project management for mechanical and electrical system issues, from problem identification through implementation of solutions. Develop root cause analyses and implement corrective actions that drive continuous improvement in system performance and reliability. Provide leadership and direction as a member of the Facilities Leadership Team and participate in weekly leadership meetings to maintain alignment and support leadership development. Offer technical expertise and hands-on training to mechanics at all levels to strengthen team capabilities and ensure consistent maintenance practices. Oversee maintenance project work and coordinate the day-to-day activities of mechanics to ensure safe, efficient, and high-quality execution. Hire and manage contract labor for small maintenance-related projects, and escalate to superintendents when projects exceed established thresholds or require additional authorization. Coordinate system shutdowns with other departments within the facility to minimize impact on operations and production schedules. Perform preventive maintenance (PM), corrective maintenance (CM), and emergency maintenance (EM) activities using the Maximo maintenance management system. Communicate effectively with plant management regarding work progress, emerging issues, and any special problems that may affect production or critical system status. Collaborate with engineers, vendors, contractors, and customers to resolve technical issues and support facility operations. Ensure all maintenance work complies with internal standards, specifications, and applicable procedures, particularly for controlled environments. Maintain accurate records of maintenance activities, system performance, and project work within the maintenance management system. Essential Skills High school diploma or
GED. 4-5
years of prior maintenance experience with mechanical systems such as boilers, air conditioning equipment, chillers, air compressors, and related facility systems. Hands-on experience in facilities maintenance, including preventive, corrective, and emergency maintenance activities. Strong mechanical aptitude with experience in troubleshooting and repairing mechanical, hydraulic, and pneumatic systems. Experience working with maintenance management systems, including use of Maximo or similar computerized maintenance management software. Proficiency with personal computers and basic Microsoft Office programs. Ability to provide technical guidance and training to mechanics at various skill levels. Ability to coordinate and oversee maintenance projects and the work of mechanics and contractors. Strong troubleshooting skills for mechanical and electrical systems in a building or industrial environment. Effective communication skills to interact with plant management, engineers, vendors, contractors, and internal customers. Ability to coordinate system shutdowns and maintenance activities with other departments to minimize operational impact. Additional Skills & Qualifications Technical school training in a related field is preferred. Experience in the pharmaceutical industry, particularly with water for injection systems, is preferred. Experience working with specifications and hardware/software control systems is desired. Background in HVAC systems, including boilers, chillers, and air conditioning equipment. Experience with air compressors and associated facility utilities. Exposure to building maintenance and facilities infrastructure support. Ability to manage contract labor for small maintenance projects and understand escalation thresholds for larger projects. Comfort working with root cause analysis and continuous improvement methodologies. Ability to participate in and contribute to a maintenance leadership team. Must be able to work safely around equipment and systems typical of a pharmaceutical or industrial facility. Why Work Here? Work Environment This role follows a 12-hour night shift schedule from 7:00 PM to 7:30 AM on a 3-2-2 rotation, providing extended periods off between shifts while supporting around-the-clock operations. You will work in a facility environment that includes boilers, chillers, HVAC systems, air compressors, and other building and utility systems, potentially within a regulated or pharmaceutical setting. The position relies on the Maximo maintenance management system and standard personal computer tools, including Microsoft Office, to plan, document, and track work. The work involves both office-based coordination and hands-on tasks in mechanical and utility spaces, requiring adherence to safety procedures and site-specific policies, including appropriate attire and personal protective equipment as required by facility operations. Job Type & Location This is a Contract to Hire position based out of Round Lake, IL. Pay and Benefits The pay range for this position is $20.00 - $50.00/hr. Individual compensation offered for this position within this range will depend on many factors, including qualifications, skills, relevant experience, job knowledge, geographic location, internal equity, and other pertinent job-related factors.
