We're growing and looking for an experienced Maintenance Technician, with a resident first, customer service mindset to help keep our communities in top shape. This position is based in the Richmond, Indiana What You'll Do as a Maintenance Technician? Reporting to the Property Manager you will: Oversee the maintenance of equipment, facilities, and grounds. Perform routine and preventative maintenance. Develop and implement preventative maintenance plans. Troubleshoot electrical, plumbing, HVAC, and general repairs. Conduct property inspections and support rule enforcement. Supervise maintenance staff and contractors. Maintain logs, work orders, and inventory. Assist the Property Manager with capital projects, budgets, and new home construction. Provide on-call emergency support when needed. What We're Looking for as a Maintenance Technician? 2+ years of property or facilities maintenance experience, preferably in a manufactured home or apartment community. Ability to balance technical maintenance expertise with a resident-first, customer service mindset. Demonstratable knowledge of plumbing, electrical, and grounds maintenance Proficient skills in operating various hand tools, power equipment, and commercial machinery Experience leading contractors. Organized, detail-oriented, and a problem-solver. Willingness to be on-call for emergencies. Ability to provide legible written reports Ability to work well independently as well as on a team Valid driver's license and reliable transportation. Maintenance Tech will provide their own basic hand tools. Physical Demands Ability to stand, walk, bend, kneel, stoop, and crouch for extended periods. Frequent lifting, pushing, carrying, pulling of materials, climb ladders and work at heights. Operate hand tools, power tools and maintenance equipment. Reach overhead.
