The Position:
The Maintenance Technician is primarily responsible for maintaining and enhancing the value of a well-run property with emphasis on preventative upkeep, capital improvement, and maintenance repair. A successful Maintenance Technician will provide excellent customer service to our residents, take pride in the property, and understand that this role is critical to the reputation of the property.
The Property:
The Quarters Lawrence is a unique cottage community consisting of 200 units and 632 beds, designed with University of Kansas students in mind. This is a full-time position working a standard schedule, Monday - Friday from 8:30am to 5:00pm. Nights or weekends may be required from time to time dependent on business needs. The compensation range for this position is $17.65 - $22.06 per hour plus bonus potential. This range is determined by current market data based on the position requirements and complexities. Final offers of employment will be based on multiple factors including candidate education, skills, experience, and location. A few of those benefits and perks include: Medical, Dental, & Vision Insurance for employees and their families Vacation and Sick Time + 12 Paid Holidays 401(k) with company matching On-the-job training and career development Paid Parental Leave Responsibilities & Duties Monitor residential sites, building locations, clubhouse, amenities, and other common areas for superior curb appeal, general cleanliness, and organization. Review, assign and follow-up on open work orders to ensure the work order is completed and accepted within company guidelines. Demonstrate excellent customer service during each encounter with residents, prospects, vendors, officials, and community members. Solicit bids, negotiate contracts, and observe work performed by independent contractors to ensure quality product and service. Respond to after-hour emergency issues. Monitor maintenance trends and develop a preventative maintenance program to help minimize cost to owner. Assist with organizing and maintaining inventory of company vehicles, machinery, and tools. Assist with annual unit turnover and help execute move-in/move-out procedures.
Requirements:
One or more years of experience in building maintenance - student housing experience is a plus. Experience with HVAC and appliance repair. A valid driver's license is required for this position. Knowledge, Skills, & Abilities Working knowledge of pool service and maintenance is required. Open to becoming a Certified Pool Operator. Demonstrate a high level of integrity and professionalism. Possess strong administrative, organization and communication skills. Self-motivated and excels at working in a team environment. Ability to lift up to 50 lbs. Ability to stand and bend for up to 8 hours (with breaks) in hot, cold, and wet environments. Ability to work independently. Experience with Entrata software is preferred.
