A Building and General Maintenance Technician performs building maintenance and appliance repairs for an apartment complex, housing division, residential center or business, as directed by a property manager.

POSITION SUMMARY
: The Maintenance Technician is responsible for installing, inspecting, troubleshooting, repairing, and maintaining production equipment, machinery, and facility systems to support safe, efficient, and reliable manufacturing operations. This role performs preventive and corrective maintenance, responds to equipment breakdowns, and assists with equipment installations and continuous improvement initiatives to minimize downtime and maximize productivity. Inspect, troubleshoot, maintain, repair, and install production machinery, equipment, and facility systems to ensure safe and efficient operation. Diagnose mechanical, pneumatic, hydraulic, and basic electrical issues and perform timely repairs to minimize downtime. Observe equipment operation and identify the root cause of mechanical or operational issues through inspection, testing, and troubleshooting techniques. Disassemble, repair, replace, and reassemble machine components and equipment in accordance with manufacturer specifications and company standards. Inspect equipment components for wear, damage, and dimensional accuracy to determine repair or replacement needs. Adjust, align, calibrate, and test machinery and control systems to verify proper operation following maintenance or repairs. Perform preventive, predictive, and corrective maintenance activities according to established schedules. Lubricate, clean, and maintain machinery and equipment to maximize reliability and performance. Set up and operate machine shop equipment, including lathes, drill presses, grinders, welders, plasma cutters, and other fabrication tools, as needed to repair or fabricate components. Read and interpret blueprints, equipment manuals, technical drawings, work orders, and specifications to perform maintenance and repairs accurately. Complete and maintain maintenance work orders, repair records, and other required documentation in a timely and accurate manner. Maintain an organized inventory of spare parts, tools, and maintenance supplies, and initiate purchase requisitions as needed. Assist with the installation, relocation, modification, and commissioning of machinery and production equipment. Understand the basic operating functions of production equipment to effectively diagnose equipment issues and support production needs. Inspect tools, equipment, and work areas to identify unsafe conditions and ensure compliance with company safety policies and applicable regulations. Transport tools, equipment, materials, and replacement parts between work areas and storage locations as needed. Collaborate with production personnel, vendors, and cross-functional teams to support operational efficiency and continuous improvement initiatives. Respond to equipment breakdowns and production support needs in a timely manner to minimize operational disruptions. Perform other duties and responsibilities as assigned.
MINIMIM QUALIFICATIONS
Minimum of 1-3 years of experience in a production or manufacturing environment. Mechanical maintenance and troubleshooting experience. Experience working with pneumatic systems. Ability to safely use hand tools, power tools, and precision measuring instruments to diagnose, repair, and maintain production equipment. Ability to work independently and exercise sound judgment with minimal supervision. Strong attention to detail and effective verbal and written communication skills, with the ability to interact professionally with vendors and team members at all levels of the organization. Willingness to support production operations as needed, including responding to operational priorities. Willingness to assist with special projects and collaborate across multiple functional areas.
PREFERRED QUALIFICATIONS
Experience troubleshooting and programming Human Machine Interface (HMI) and Programmable Logic Controller (PLC) systems. Experience working with General Electric (GE) manufacturing equipment or automation systems. Experience participating in or supporting 5S and Lean Manufacturing initiatives. Experience using welding equipment, plasma cutters, and oxy-fuel torches.
WORKING CONDITIONS
Must be able to move throughout all areas of the manufacturing facility as required to perform assigned duties. Must be able to lift and carry up to 50 pounds. Must be able to work in a manufacturing environment with exposure to varying temperatures, noise levels, moving mechanical equipment, and other typical production conditions. Must be able to stand, walk, bend, stoop, reach, and perform repetitive physical tasks throughout the workday. Must be able to safely wear required personal protective equipment (PPE) as required.
