In this vital role, you will be responsible for preparing residential units for new occupants by performing comprehensive repairs, inspections, and touch-ups to ensure each space meets our high standards of quality and safety. Your expertise will help create welcoming environments that delight residents and uphold the integrity of our properties. This position offers an exciting opportunity to showcase your mechanical, electrical, and carpentry skills while contributing to a positive living experience for our residents. Duties Diagnoses and performs minor and routine maintenance/repair, as directed, involving the following on a daily basis: Electrical and plumbing (including water lines), A/C and heating systems, Boiler, gas and electric. Door locks and keys, P.O. boxes and locks, Security systems (where applicable). Ceiling leaks, Walls, General Carpentry, Painting. Inspects and completes all needed make-ready repairs and services. Reports all major repairs and need requisitions to Maintenance Supervisor and Site Manager Be knowledgeable of inventory levels of spare parts and supplies and inform Maintenance Supervisor of shortages. Position may require rotation "on call" work, depending on property requirements. Position may require that this position float to other LBPMI properties, depending on business need. Performs any additional duties assigned by Manager. Qualifications One year, direct experience in maintenance or equivalent field. HVAC Certification may be required, depending upon position. Painting and general repair and maintenance experience Strong working knowledge and skilled in the use of required equipment/machinery: Hand Tools - Various wrenches, hammer, grips, saws, sledgehammer, snips, posthole diggers, etc. Power Tools - Grinders, sanders, drills, saws, etc. User-Moved Aids - Wheelbarrows, dollies, hand trucks, buckets, hoists, jacks, step ladders, full ladders, double ladders. Measuring devices - Calipers, voltmeters, ohmmeters, testing meters, PH Tests, gauges, etc. Proactive, initiate follow-through. Must supply own hand tools and HVAC gauges.
