This role ensures all buildings, systems, and grounds are maintained to high standards of safety, functionality, compliance, and tenant satisfaction. The ideal candidate is a proactive, hands-on leader with strong technical knowledge of building systems, vendor management experience, and the ability to oversee preventative maintenance while responding effectively to day-to-day facility needs. Key ResponsibilitiesFacility Operations & Maintenance Oversee daily facilities operations across assigned properties based on outlined schedule Develop and manage preventative maintenance programs for building systems including HVAC, plumbing, electrical, roofing, and life-safety systems. Coordinate and oversee repairs, emergency maintenance, and capital improvement projects. Conduct regular property inspections to identify maintenance needs, safety risks, and deferred maintenance issues as well as completing minor repairs during inspections. Ensure all mechanical, electrical, and structural systems operate efficiently and safely. Maintain accurate maintenance logs, inspection reports, and compliance documentation. Maintain On Call schedule with Maintenance Manager and work every other week on a rotating schedule with the Maintenance team. Inspect and manage turnover units as well as annual unit inspections Vendor & Contractor Management Source, negotiate, and manage third-party vendors and service contracts in conjunction with guidance from Chief Operating Officer (landscaping, cleaning, security, waste removal, HVAC, etc.). Supervise contractors to ensure work quality, safety compliance, and cost control. Review and approve service invoices and monitor vendor performance. Ensure all vendors meet insurance, licensing, and safety requirements. Compliance & Safety Ensure compliance with local building codes, safety regulations, OSHA standards, and landlord-tenant requirements. Oversee fire life-safety systems, inspections, and testing schedules. Manage risk mitigation efforts and ensure proper documentation of incidents. Support emergency preparedness planning and response procedures. Qualifications Working knowledge of building systems (HVAC, electrical, plumbing, structural, life-safety). Experience managing vendors, service contracts, and maintenance teams. Understanding of building codes, safety regulations, and compliance standards. Strong organizational and problem-solving skills. Ability to manage multiple properties and prioritize competing demands. Proficiency property management software. Proven experience in facilities management, building operations, or property maintenance Technical certification or trade background preferred; relevant degree a plus.
