Full-Time Job Summary Summit Skilled Solutions is seeking an experienced Mechanical Engineer 3 / Facility Maintenance Technician to perform preventive maintenance, inspections, troubleshooting, and general repairs on commercial and industrial facility equipment. This hands-on position is responsible for maintaining building systems and equipment reliability while helping ensure a safe, comfortable, and professional environment for facility occupants. The successful candidate will be mechanically skilled, dependable, safety-conscious, and capable of working independently while collaborating with customers, vendors, and facility personnel. The technician will also document maintenance activities through a CMMS and support the overall appearance, functionality, and operation of the facility. Candidates must live within a 30-mile radius of Waltham, Massachusetts. Key ResponsibilitiesPreventive Maintenance & Inspections Perform scheduled preventive maintenance on facility and building equipment according to established procedures and manufacturer recommendations. Conduct routine shift rounds and inspections of facility systems and equipment. Monitor and record equipment operating conditions, including temperatures, pressures, vibration, flow rates, and other performance indicators. Identify potential equipment failures, maintenance needs, and safety concerns. Report equipment deficiencies and operational issues to site leadership. Accurately document maintenance activities and equipment conditions in the CMMS. Equipment Maintenance & Repair Troubleshoot and perform routine maintenance and minor repairs on commercial and industrial building systems and equipment. Assist senior technicians with more complex repairs and maintenance activities. Replace filters and inspect or replace belts and hoses. Perform equipment lubrication, greasing, and oil changes. Clean condensers and coils. Perform basic mechanical adjustments and repairs. Complete general facility maintenance, including painting, patching, fixture repairs, and minor carpentry. Perform basic plumbing repairs involving faucets, valves, drains, and related fixtures. Assist with basic electrical maintenance, including lighting, lamp, and ballast replacement where permitted. Perform routine corrective maintenance while following applicable safety and operating procedures. Customer Service & Communication Communicate professionally with customers, facility occupants, vendors, coworkers, and management. Respond promptly to maintenance requests and customer concerns. Provide updates regarding work status, anticipated completion times, and potential operational impacts. Maintain strong customer relationships through professional service and quality workmanship. Demonstrate strong follow-through and accountability for assigned work. Safety & Compliance Follow all company safety policies, OSHA requirements, and customer safety procedures. Follow lockout/tagout procedures, permit requirements, and other applicable safety protocols. Properly use required personal protective equipment (PPE). Identify and report unsafe conditions, hazards, and compliance concerns. Participate in required safety meetings and training programs. Maintain a clean, organized, and safe work environment. Vendor & Facility Support Assist with monitoring subcontractors performing facility maintenance and service work. Help ensure contractors follow site procedures and safety requirements. Maintain safe and organized work areas during contractor activities. Support special projects, facility improvements, and operational initiatives as assigned. Maintain work areas, maintenance shops, storage areas, and equipment in an organized condition. Perform additional duties as assigned by site or facilities leadership. Qualifications High school diploma or equivalent required. Trade school, vocational training, technical certification, or related coursework preferred. MA Refrigeration Journeyman License required. Valid driver's license required. Previous commercial or industrial facility maintenance experience preferred. Forklift, aerial lift, scissor lift, OSHA, or other relevant trade certifications are a plus. Strong understanding of commercial building systems and facility maintenance practices. Ability to safely use hand tools and small power tools. Knowledge of basic mechanical, plumbing, carpentry, and general building repair. Ability to perform preventive maintenance and corrective repairs on building systems and equipment. Ability to safely operate forklifts, scissor lifts, aerial lifts, and similar equipment following required training and certification. Proficiency with computers, tablets, mobile devices, email, and CMMS software. Ability to read and understand safety procedures, maintenance manuals, operating instructions, blueprints, diagrams, and work orders. Ability to complete routine maintenance reports and documentation. Strong written and verbal communication skills. Strong mechanical troubleshooting and problem-solving abilities. Ability to perform basic mathematical calculations used in maintenance activities. Ability to work independently and collaboratively in a commercial/industrial facility environment.
