Job Description
Support property operations through a rotating on-call schedule every four weeks, including weekends. The ideal candidate will have experience with basic maintenance repairs (plumbing, electrical, and drywall) and a strong commitment to resident satisfaction through excellent communication and customer service. Opportunity for a 50% discount live-on apartment.
WHAT WE ARE LOOKING FOR
We're seeking a Service Technician with whatever-it-takes approach to join our team! In this full-time role, you'll be responsible for ensuring the physical asset of the community meet both the company standards and applicable laws. As technician, you'll be diagnosing problems and making repairs. You will provide hands on and trouble-shooting in areas such as HVAC, electrical, plumbing, carpentry, dry walling, exterior structure, tiling, Masonry and appliances.
WHAT WE EXPECT FROM YOU
Address, follow up and document service requests
Maintain an inventory of adequate supplies
Perform preventive maintenance on fan coil and convector HVAC unit
Complete additional preventive maintenance inspections as scheduled
Participate in on-call rotation as scheduled
Make repairs to grounds and drainage
Ensure all work and documentation comply with internal quality control standards
Maintain personal supply of tools as designated by SMC's Tool Checklist
Address emergency maintenance as needed
Perform other duties as assigned by manager or supervisor
Contribute to community and company engagement efforts
JOB KNOWLEDGE & SKILLS
Superb customer service skills Strong written and verbal communication skills Ability to keep neat and accurate records Capacity to understand and follow directions Competence with technology Knowledge of current occupational hazards Safety consciousness Understanding of basic mathematical and measurement principles Ability to lift 80 pounds to the shoulder and carry Ability to effectively and efficiently complete the following functions: Electrical De-energize, test, and safely repair or replace switch and load devices, fuses, and appliances up to 40 amps Plumbing Unclog drains of all types
Repair and replace all plumbing and trim fixtures and their components
Sweat copper pipe up to ¾"
Install, repair and replace drain, waste, and vent piping of all materials
Perform preventive maintenance on electric and gas-fired water heaters
Repair and replace domestic water pipes up to ¾", including valves Carpentry Repair and replace wood cabinets, counter tops and vanities
Caulk doors, windows and floors
Install and repair closet doors
Install stair treads
Install patio door rollers, locks, Charlie bars, security pins and patio screen rollers
Install thresholds
Repair and replace floor tile, sheet vinyl and wood floors
Repair and replace wooden trim and vinyl cove base, chair rail, quarter round and crown molding
Repair and replace underlayment and sub-floor
Repair and replace wood framing members Ceramic/Drywall Remove and replace grout and caulking\
Repair and replace ceramic tiles on walls and floors
Repair and replace drywall
Install bathroom fixtures
Properly address moisture-damaged materials Three years of experience in maintenance related field(s)
Successful completion of Basic Electric class offered at SMC internal training facility
Successful completion off all other basic maintenance classes offered internally and all on-the-job training within one year of hire date
