Position Summary The Maintenance Worker is responsible for maintaining the safety, cleanliness, functionality, and overall condition of the agency's residential homes, vehicles, grounds, landscaping, and facilities. This position performs routine maintenance, repairs, preventive maintenance, vehicle maintenance, lawn and landscaping care, snow and ice removal, and other facility-related duties to ensure that residential settings and agency vehicles remain safe, sanitary, comfortable, operational, and in compliance with applicable DDA, health, fire, safety, and agency requirements. The Maintenance Worker will work respectfully in homes serving individuals with developmental disabilities and must maintain a professional, person-centered approach at all times. Essential Duties and Responsibilities Residential Maintenance Perform routine repairs and maintenance in agency residential homes and facilities. Repair or replace basic plumbing fixtures, faucets, toilets, doors, locks, cabinets, shelving, light fixtures, and other household items. Perform minor electrical, carpentry, drywall, painting, flooring, and general repair work within the employee's training and scope of responsibility. Assemble, install, adjust, and maintain furniture, appliances, fixtures, and equipment. Identify maintenance problems and determine whether repairs can be completed internally or require a qualified outside contractor. Respond to maintenance requests in a timely manner. Maintain a clean and organized work area after completing repairs. Preventive Maintenance and Safety Conduct routine inspections of residential properties to identify potential safety hazards or needed repairs. Maintain and replace furnace/HVAC filters according to the agency's preventive-maintenance schedule and manufacturer recommendations. Replace smoke detector and carbon monoxide detector batteries as needed and as part of routine safety inspections. Assist with preventive maintenance of HVAC systems, appliances, plumbing, electrical systems, fire safety equipment, emergency equipment, and other facility systems. Monitor residential homes for needed repairs and safety concerns. Report unsafe conditions, structural concerns, water leaks, pest issues, damaged equipment, or other hazards immediately to the supervisor. Ensure that maintenance-related safety concerns are addressed promptly. Assist with preparation of homes for inspections and regulatory visits. Maintain awareness of applicable DDA, fire, health, environmental, and occupational safety requirements. Vehicle Maintenance Maintain the agency's vehicles in safe, clean, and operational condition. Monitor vehicle maintenance schedules and arrange or complete routine maintenance as appropriate. Coordinate and/or perform routine oil changes and fluid checks. Monitor tire condition, tire pressure, tread wear, and tire replacement needs. Arrange for tire repair, rotation, replacement, balancing, or other tire services when needed. Replace windshield wipers, vehicle filters, bulbs, and other routine maintenance items as appropriate. Monitor vehicle inspection and registration-related maintenance requirements and notify the supervisor of upcoming deadlines. Maintain records of vehicle maintenance, repairs, inspections, and services. Report mechanical or safety concerns immediately and remove unsafe vehicles from service when necessary. Coordinate with qualified mechanics or vendors for repairs that are outside the employee's training or scope of responsibility. Keep agency vehicles reasonably clean and free of maintenance-related debris. Ensure vehicles used to transport individuals are maintained in a safe and reliable condition. Grounds, Landscaping, and Exterior Maintenance Maintain the grass and landscaping at all agencies residential properties. Mow, trim, edge, and maintain lawns on a regular schedule. Maintain flower beds, shrubs, bushes, trees, and other landscaping as needed. Perform seasonal landscaping activities, including planting, pruning, mulching, weeding, and removal of leaves and yard debris. Maintain exterior areas, sidewalks, porches, decks, fences, driveways, and other property features. Remove leaves, branches, trash, and other debris from residential properties. Perform snow and ice removal from sidewalks, driveways, entrances, steps, ramps, and other areas necessary to maintain safe access to agency properties. Apply salt, ice melt, or other appropriate materials to reduce hazardous icy conditions. Monitor properties during and after winter weather and address snow and ice accumulation in a timely manner. Perform seasonal preparation of properties for winter weather and severe storms. Assist with storm cleanup and removal of fallen branches or other debris. Maintain lawn and landscaping equipment in safe and working condition and report needed repairs or replacement to the supervisor. Follow appropriate safety procedures when operating lawn, landscaping, snow-removal, and other outdoor equipment. Work Orders and Documentation Receive, document, prioritize, and complete maintenance requests and work orders. Maintain accurate records of completed maintenance and repairs. Maintain a preventive-maintenance schedule for residential properties and agency vehicles. Document materials, supplies, parts, and services used for repairs. Maintain vehicle maintenance records, including oil changes, tire services, inspections, and repairs. Maintain records of lawn, landscaping, snow removal, and other grounds maintenance as required. Notify the supervisor of recurring problems or repairs requiring significant expense. Maintain records of inspections, preventive maintenance, and contractor services as assigned. Contractor and Vendor Coordination Meet with contractors, mechanics, and service providers at residential locations, agency facilities, or vehicle locations as assigned. Provide access to homes, vehicles, or facilities and communicate identified maintenance concerns. Monitor routine contractor/vendor work to ensure services are completed as requested. Report concerns regarding contractor or vendor performance or incomplete work to the supervisor. Obtain estimates or communicate with vendors regarding maintenance services when authorized. Emergency Response Respond after normal business hours to urgent maintenance issues, including water leaks, loss of heat or air conditioning, electrical problems, plumbing emergencies, storm damage, and other facility emergencies. Respond to urgent snow and ice conditions when necessary to maintain safe access to agency properties. Take appropriate immediate steps to protect individuals, staff, property, agency vehicles, and agency assets. Contact emergency services or qualified contractors when a situation is beyond the employee's scope of work. Participate in the agency's emergency maintenance response procedures. Person-Centered Responsibilities Because maintenance work is performed in residential homes where individuals receiving DDA services live, the Maintenance Worker is expected to: Treat all individuals with dignity, respect, and professionalism. Respect individuals' privacy, personal belongings, and personal space. Minimize disruption to individuals' routines and daily activities. Communicate appropriately with individuals and residential staff. Follow agency policies regarding confidentiality and the protection of individual information. Immediately report suspected abuse, neglect, exploitation, or other concerns in accordance with agency policy and applicable reporting requirements. Maintain appropriate professional boundaries with individuals receiving services. Qualifications Required High school diploma or GED preferred. Previous general maintenance, building maintenance, residential maintenance, construction, automotive maintenance, landscaping, or related experience preferred. Ability to perform basic residential, vehicle, grounds, and landscaping maintenance. Ability to safely use common hand and power tools. Ability to operate lawn and snow-removal equipment safely. Ability to communicate effectively with supervisors, residential staff, contractors, vendors, and individuals receiving services. Ability to work independently and prioritize maintenance needs. Valid driver's license and reliable transportation, if required to travel between agency residential locations. Ability to successfully complete required agency background checks and other employment requirements. Preferred Experience working in group homes, residential facilities, healthcare settings, or services for individuals with developmental disabilities. Experience with plumbing, electrical, HVAC, carpentry, painting, drywall, flooring, appliance repair, automotive maintenance, landscaping, or snow removal. Relevant trade certifications or licenses.

Pay:

$20.00 - $22.00 per hour Expected hours: 40.0 per week
