Position Summary The Maintenance Technician maintains the operations of facilities and facility equipment by completing daily functions, work order requests, and repairs. Key Responsibilities Daily Operations Unlock buildings and activate lighting as required at the start of each day Check building temperatures and reset heating or A/C systems as needed Respond to and close out daily work orders and verbal requests from management and tenants Maintain building safety standards at all times Remove trash and debris from parking lots, sidewalks, and common areas Respond to after-hours emergency situations on a rotating on-call schedule Maintenance & Repairs Diagnose and repair HVAC, plumbing, electrical, and carpentry components Repair locks, doors, and door closers Program and issue key fobs using building access systems Replace light bulbs and ballasts as required Perform preventative maintenance on building equipment, including lubrication, belt and filter replacement, and inspection of rooftop units, VAV boxes, pumps, water heaters, and sprinkler systems Operate and monitor building control and management systems Administrative Enter and update data in Yardi Property Management software Order and pick up supplies from vendors as directed Prepare and submit credit card expense reports to supervisor on the 15th and 30th of each month Develop and maintain Standard Operating Procedures for recurring maintenance tasks Qualifications Minimum five years of experience in building maintenance Experience with Building Management Systems (BMS) Demonstrated ability to diagnose and repair HVAC, plumbing, electrical, and carpentry systems Strong problem-solving skills with the ability to work with a range of older and newer building equipment Professional and courteous demeanor with a commitment to excellence in customer service Proven ability to work effectively in a team environment Ability to manage multiple priorities, adapt to changing conditions, and perform under time constraints Valid driver's license required Compensation & Benefits Compensation is commensurate with experience. Pay:

$23.00 - $25.00 per hour
