Many of these cities have annual rental license or fire inspections. Some tenants have subsidies that require annual inspections. We can experience heavy volumes of activity and it is critical that we stay on top of this work for both efficiencies, but also to maintain good relationships with the various governmental agencies. Lastly, if an inspection is failed multiple times, it can result in lost rent and possible condemnation of a property. This position is a maintenance position that is assigned to handle all inspection repairs and corrections. The candidate will work closely with the maintenance manager and inspection technician to ensure inspections are completed by deadlines, correctly and efficiently. Position will become the critical member of our inspection program. This field position will handle this potential work as part of this role could include: Replace faucets Replace light fixtures/outlets/switches Replace toilet parts or toilets Repairing screens and window glass Painting/Touch up painting Sheetrock repair Replacing interior/exterior doors, closet doors, storm doors Bill back time to properties to offset position costs. Update Appfolio and/or inspection tracker often to keep rest of team updated on progress.
Other duties as needed:
Tour the unit with inspector, take notes on repairs (often an inspector will discuss repairing something, but when we get the results report, it is confusing to understand what they are really requesting). Work with virtual assistant to outsource larger repairs to vendors or other maintenance techs. Monitor progress. Perform move-out and move-in inspections. Perform QA/double check on move-in inspections to ensure that everything is ready for this new tenant such as appliances, keys, etc. On larger inspection corrections, may need to contact owners to explain work order and/or gain approval for work. Ensure repair work is being done and work orders are closed out prior to re-inspection. Contact inspectors as needed to resolve scheduling issues or obtain clarity on inspection repair work. Take photos and submit to inspectors to close work orders when possible. Other tasks as needed or assigned by supervisor.

Person in this position has flexibility to change the way we do this work. We look forward to someone improving the efficiency and effectiveness of this program. Some of this could be done by doing pre-inspection checks, which we have had some success with, but never able to sustain. Hours are flexible, but minimum of 30 hours per week, and flexibility must not interfere with inspections scheduled by city/fire/subsidy. Position to report to Maintenance supervisor with dotted line to leasing manager. Computer and phone access needed. RMG email can be supplied. Must have strong computer skills. Position requires high organization skills and able to multi-task. While most of the work will be in the field, the technician will need to take and make calls to owners, other maintenance techs, inspectors, vendors and tenants. Good listening skills and communications skills are needed.

While performing the duties of this job, the employee is regularly required to work standing up, walk, use hands and fingers to operate tools and equipment, and speak and listen, both over the phone and in person to customers and fellow employees, to perform the above listed duties. The employee frequently is required to reach with hands and arms and stoop, kneel, crouch or crawl. The employee is occasionally required to work in a seated position and climb or balance. The employee must regularly lift and/or move up to 50 pounds, frequently lift and/or move up to 75 pounds, and occasionally lift and/or move 75-100 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
