Maintenance Technician Position Overview:

NORTHWOODS MOBILE HOME PARK MAINTENANCE JOB DESCRIPTION NORTHWOODS

Mobile Home Community is the only designated 55+ senior park in the city limits of Branson, MO. The park sits on a lovely, quiet, wooded 13-acre parcel with large lots, off-street parking, and a community center. The park is made up of a mix of tenant-owned homes and park rental units. No home is older than 2021 in the park, and we are in the process of filling 13 vacant lots with new 2026 units. The park is located at 640 State Hwy 248 and is located within minutes of Branson's entertainment, shows, museums, dining, great lakes, and an abundance of recreational activities for the entire senior lifestyle. Northwoods is seeking a maintenance professional to maintain the mobile home community and park-owned rental home inventory. The description below is meant to serve as an outline for the position and may or may not include additional duties and responsibilities associated with the position.

Primary Maintenance Manager Responsibilities:

• Park Visions & Goals
• Work toward achieving owner objectives for maintenance and revenue goals
• Accomplish Park and Unit maintenance objectives as directed by park management
• Ability to learn the maintenance software platform inside the park management software
• Oversee, Monitor, and Manage Park Appearance Standards set forth by Management
• mowing, trimming, and weed control included in responsibilities
• Oversee, monitor, and manage Maintenance Contractors as needed
• Oversee, manage, and make Occupancy Ready Vacant Units
• Recover, Assess Condition, Value Repair Estimates, Oversee & Execute Repair Plan in coordination with Park Manager, Execute the Recovery-Repair plan meeting or exceeding established timelines/budget.

• Coordinate, Communicate, and report to Park Manager on park & home Current and Future Maintenance tasks, schedules
• Park Utilities
• Maintain, Repair, and Inspect Park Utility Systems on a regular or as-needed basis
• Coordinate Park repairs with contractors, receive bids, follow up, and inspect completed work
• Investigate complaints, disturbances, and violations as needed or requested. Resolve Problems.
• Schedule ongoing and frequent home inspections, develop inspection report process and systems
• Maintain Park equipment and systems in a clean, good, and working order at all times
• Demonstrate and adhere to safety protocols established by the owner, OSHA, or other government agencies

Qualifications:

• Maintenance Experience
• Property Maintenance Experience Required
• HVAC Certification a Plus, but not required
• Skills required include basic remodeling, plumbing, light electrical, troubleshooting, drywall, and flooring
• Demonstrate Basic internet/software knowledge of text, Gmail, Google Docs
