Hourly and non-exempt Position Summary The Maintenance Technician helps protect the safety, appearance, functionality, and operating readiness of the assigned property. The position completes maintenance work orders, performs routine inspections and preventive maintenance, responds to urgent conditions, and supports the cleanliness and condition of the grounds and common areas. This is a visible, service-oriented position that regularly interacts with tenants, customers, contractors, vendors, and members of the property management team. Success requires sound judgment, technical ability, timely communication, accurate documentation, and consistent follow-through. Schedule and Availability The Maintenance Technician will work a schedule established by the supervisor based on property needs. Scheduled hours may include weekdays, evenings, weekends, and holidays. The property's current operating coverage hours are: Monday through Friday from 8:00 a.m. to 8:00 p.m. Saturday from 10:00 a.m. to 8:00 p.m. Sunday from 11:00 a.m. to 6:00 p.m. These are property coverage hours and do not represent one employee's daily work schedule. The position may participate in an after-hours emergency response rotation. All time worked, including time spent responding to emergency calls, must be accurately recorded in accordance with company procedures. Essential Functions Work Order Execution Receive, review, prioritize, and complete assigned maintenance work orders within established response and completion expectations. Evaluate the reported condition, identify the likely cause, and complete an appropriate repair within the employee's training and authority. Distinguish temporary repairs from permanent corrections and clearly document any required follow-up. Keep the work-order system current with status, work performed, labor, materials, photographs, unresolved conditions, and recommended next steps. Verify that work has been completed properly before closing the work order. Promptly communicate delays, access problems, material needs, safety concerns, or repairs requiring a licensed contractor. Building Maintenance and Repairs Perform general maintenance and minor repairs involving plumbing, electrical components, carpentry, drywall, painting, doors, locks, hardware, fixtures, flooring, and other building systems. Replace lamps, filters, batteries, hardware, and other routine maintenance items as assigned. Inspect reported leaks, drainage problems, lighting failures, damaged finishes, door and lock issues, and similar property conditions. Perform only work for which the employee has been properly trained, equipped, and authorized. Refer work requiring specialized licensing, certification, equipment, or technical expertise to the supervisor. Preventive Maintenance and Inspections Complete assigned routine, preventive, seasonal, and recurring maintenance activities. Inspect building components, equipment, common areas, exterior areas, and vacant spaces according to the established schedule. Identify deterioration, recurring failures, unusual conditions, and developing problems before they become larger repairs. Document inspection findings and initiate corrective work orders when additional action is required. Maintain accurate service and inspection records for equipment and building systems within the position's assigned scope. Grounds and Common Areas Help maintain grounds, sidewalks, entrances, parking areas, service areas, corridors, restrooms, and other common areas in a clean, orderly, and safe condition. Address or immediately report spills, debris, trip hazards, damaged lighting, vandalism, unsecured doors, illegal dumping, and other conditions affecting safety or appearance. Support snow, ice, storm, and severe-weather response when assigned. Place temporary warnings, cones, barricades, or other protective measures when needed until a condition can be fully corrected. Emergency Response Respond to assigned emergency and after-hours calls involving water intrusion, loss of utilities, electrical concerns, property damage, security issues, weather events, or other urgent conditions. Assess the immediate condition, protect people and property, and contact the supervisor or appropriate emergency service when required. Secure affected areas and take reasonable temporary measures within the employee's training and authority. Provide timely status updates and document the condition, actions taken, photographs, parties contacted, and required follow-up. Remain engaged until the matter has been stabilized, transferred to the appropriate party, or otherwise released by the supervisor. Tenant and Customer Service Communicate professionally and respectfully with tenants, customers, vendors, visitors, and coworkers. Acknowledge maintenance concerns, explain the immediate next step, and provide appropriate updates without making commitments outside the employee's authority. Coordinate access and perform work in a manner that minimizes disruption to tenant operations and the customer experience. Protect confidential information and avoid discussing tenant, ownership, financial, or company matters with unauthorized individuals. Vendor and Contractor Coordination Provide approved contractors and vendors with access to the property or work area when assigned. Confirm the reported location and condition and communicate the authorized scope of work. Observe and document work progress, completion, cleanup, and apparent deficiencies. Promptly report any deviation from the approved scope, unsafe practice, property damage, or unresolved condition. Do not authorize additional work, pricing, or contractual commitments without approval. Tools Materials and Cost Control Safeguard company tools, equipment, keys, access devices, supplies, and property. Maintain an orderly inventory of commonly used maintenance materials. Report damaged, missing, or unsafe tools and equipment. Use materials responsibly and obtain approval before making purchases outside established authority. Submit receipts, invoices, and supporting documentation promptly and accurately. Safety and Compliance Follow company safety procedures, manufacturer instructions, property rules, and applicable workplace safety requirements. Use required personal protective equipment appropriate to the task and identified hazard. Participate in required safety training and demonstrate the proper use, care, and limitations of assigned protective equipment. Follow applicable procedures for ladders, electrical work, chemical handling, machine guarding, fall protection, and lockout or tagout. Immediately report injuries, unsafe conditions, damaged safety equipment, suspected environmental hazards, and situations requiring emergency services. Do not perform work when the employee lacks the required training, equipment, authorization, or licensing. G.E.A.R. Performance Expectations G uard the Brand Maintain a professional appearance and keep work areas orderly. Protect the property, company equipment, confidential information, and tenant relationships. Recognize that the condition of the property and the quality of each repair reflect directly on the company. Address visible concerns or report them promptly, even when they were not part of the original assignment. E xecute and Follow Through Take ownership of assigned work from initial response through verified completion. Meet established deadlines and communicate early when a deadline cannot be met. Remain engaged with temporary repairs, vendor assignments, ordered materials, and other open items until a permanent resolution is confirmed. Do not close a work order simply because an initial visit has occurred. A ttention to Detail Diagnose the underlying cause rather than addressing only the visible symptom. Confirm that the work area is safe, functional, clean, and secure before leaving. Accurately record labor, materials, photographs, observations, and follow-up requirements. Return keys, reset alarms, remove debris, and verify that affected doors, fixtures, utilities, and equipment are operating properly. R elationships First Treat tenants, customers, vendors, visitors, and coworkers with courtesy and respect. Listen carefully, communicate clearly, and avoid creating unnecessary disruption. Coordinate with the property management team and other departments when an issue affects tenant operations or requires broader support. Approach difficult situations calmly and focus on practical resolution. Performance Standards Performance will be evaluated based on: Safe work practices and appropriate use of protective equipment. Work-order response, completion, and documented follow-through. Quality and durability of completed repairs. Accuracy and timeliness of records, photographs, receipts, and status updates. Preventive identification of developing property conditions. Care of tools, materials, keys, access devices, and company property. Professional interaction with tenants, customers, vendors, and coworkers. Reliability, attendance, judgment, initiative, and responsiveness. Consistent demonstration of the company's G.E.A.R. values. Minimum Qualifications High school diploma, GED, or an equivalent combination of education and relevant work experience. Previous experience in building maintenance, facilities operations, construction, repair work, or a related field. Working knowledge of basic plumbing, electrical, carpentry, mechanical, and general building-maintenance practices. Ability to safely use common hand tools, power tools, ladders, and maintenance equipment. Ability to read and follow work orders, equipment instructions, warning labels, safety procedures, and basic technical information. Ability to use a smartphone, email, photographs, and electronic work-order or reporting systems. Ability to organize work, manage changing priorities, and complete assignments with limited direct supervision. Ability to communicate clearly and professionally in person, by telephone, and in writing. Availability to work the assigned schedule and participate in emergency response when scheduled. Relevant trade training, technical certifications, or commercial-property maintenance experience are preferred. Physical Demands A qualified individual must be able to perform the essential functions of the position with or without reasonable accommodation. While performing this position, the employee regularly may be required to: Stand and walk for extended periods. Reach overhead, bend, stoop, kneel, crouch, crawl, push, pull, and maintain balance. Climb stairs and properly use ladders. Navigate parking areas, service areas, rooftops when authorized, uneven surfaces, and changing elevations. Use hands and arms to operate tools, equipment, controls, locks, doors, and building components. Lift, carry, move, or reposition items weighing up to 50 pounds. Work both indoors and outdoors in varying temperatures and weather conditions. Work in areas that may involve dust, noise, odors, cleaning products, mechanical equipment, or other conditions requiring appropriate protective equipment.
