A Building and General Maintenance Technician performs building maintenance and appliance repairs for an apartment complex, housing division, residential center or business, as directed by a property manager.
Temporary, Full-Time (30-Day Appointment) Position Summary The Temporary Maintenance Technician performs a variety of general maintenance and repair tasks throughout Marshall Housing Authority's public housing developments. This position is intended to provide additional staffing support during a concentrated maintenance initiative and is a temporary appointment lasting 30 calendar days from the employee's date of hire. Employment will automatically end at the conclusion of the 30-day term. The successful candidate must possess a working knowledge of residential maintenance and be capable of independently diagnosing and completing repairs within occupied apartment units while providing courteous and professional service to residents. This position does not participate in the Housing Authority's after-hours emergency on-call rotation. Essential Duties and Responsibilities The following duties are representative of the work performed and are not intended to be all-inclusive. Independently perform maintenance and repair work in occupied residential units. Complete assigned work orders accurately, safely, and in a timely manner. Diagnose maintenance problems and determine appropriate corrective actions. Perform repairs involving plumbing, electrical, carpentry, drywall, doors, windows, locks, flooring, appliances, cabinets, fixtures, and other building components. Replace light fixtures, switches, receptacles, smoke detectors, faucets, toilets, hardware, and similar building components as assigned. Assist with maintenance projects as directed. Maintain assigned tools, equipment, vehicles, and work areas in a clean and safe condition. Observe all applicable safety procedures and utilize appropriate personal protective equipment. Report unsafe conditions, lease violations, maintenance concerns, or property deficiencies observed during the course of work to the Executive Director. Maintain active communication with maintenance staff regarding completed work, observed issues, and property conditions requiring follow-up. Interact professionally and respectfully with residents, contractors, vendors, coworkers, and members of the public. Perform other duties as assigned. Minimum Qualifications Working knowledge of apartment or residential home maintenance. Ability to independently perform routine maintenance and repair work with minimal supervision. Experience in one or more skilled trades, including plumbing, electrical, carpentry, HVAC, drywall, or general building maintenance, is preferred. Ability to safely operate common maintenance tools and equipment. Ability to read, understand, and follow written and verbal instructions. Strong problem-solving skills and attention to detail. Ability to provide courteous and professional customer service while working in occupied homes. Required Qualifications The successful candidate must: Successfully pass a criminal background check. Possess a valid Missouri driver's license. Be insurable under the Marshall Housing Authority's auto insurance policy. Be authorized to work in the United States. Provide and maintain a personal set of basic hand tools necessary to perform routine maintenance duties. Marshall Housing Authority will furnish specialty tools, equipment, and other items determined to be necessary by the Executive Director. Physical Requirements The employee must frequently: Lift and carry up to 50 pounds. Bend, kneel, crouch, climb, reach, and work from ladders. Operate hand tools, power tools, and maintenance equipment. Work indoors and outdoors in varying weather conditions. Stand and walk for extended periods throughout the workday. Working Schedule The normal work schedule for this position is 36.5 hours per week, Monday through Thursday from 7:30 a.m. to 4:00 p.m. with a 30-minute unpaid lunch period, and Friday from 7:30 a.m.-12:00 p.m. The standard lunch period is 12:00 p.m. to 12:30 p.m.; however, lunch times may be adjusted as operational needs permit. Occasional overtime may be authorized by the Executive Director to meet operational needs. Overtime is not guaranteed and must be approved in advance. Working Conditions Work is performed in occupied apartments, vacant units, maintenance areas, and outdoor environments. The position requires exposure to dust, dirt, noise, cleaning chemicals, construction materials, and varying weather conditions. Compensation and Benefits This is a temporary full-time position lasting 30 calendar days from the date of hire. Employment automatically concludes at the end of the 30-day appointment unless otherwise extended in writing by the Housing Authority. This temporary position is not eligible for employee benefits, including but not limited to health insurance, paid leave, retirement benefits, holiday pay, or other employee benefit programs. This position does not participate in the Housing Authority's after-hours emergency on-call rotation. However, occasional overtime may be authorized to support agency operations and special maintenance initiatives.
