This position works alongside the Maintenance Manager and other technicians to perform preventative, corrective, and general maintenance while ensuring equipment and building systems operate safely, efficiently, and reliably. The ideal candidate has strong commercial HVAC experience and is comfortable troubleshooting mechanical and electrical systems, performing building rounds, documenting maintenance activities, and working independently while supporting a larger maintenance team. Maintenance Technician II Key Responsibilities Perform preventative maintenance according to the CMMS schedule. Perform HVAC preventative maintenance, including: Changing filters and belts Cleaning heating and cooling coils Checking condensate drains Lubricating pump and fan bearings Install lighting ballasts and bulbs as needed. Assist Lead Technicians and senior maintenance personnel with the repair, adjustment, and maintenance of: Refrigeration systems Heat exchangers HVAC equipment and systems Electrical systems Emergency backup systems Hot water systems Chilled water systems Air conditioning equipment Boilers and heating systems Ventilation systems Hot water heaters Pumps, valves, piping, and filters Other mechanical and electrical equipment Monitor equipment readings and make adjustments as needed to ensure proper operation. Identify and report equipment problems, malfunctions, unusual noises, or odors. Analyze system operation, determine causes of problems, and take appropriate corrective action. Perform building rounds and communicate potential maintenance issues to the Maintenance Manager or Lead Technician. Complete and accurately document maintenance and repair work. Keep work areas clean, safe, and organized. Maintain tools and order necessary supplies and materials. Safely use hand tools, power tools, and test instruments to troubleshoot and repair equipment. Keep customers and occupants informed about the status of service requests. Follow all OSHA requirements, safety procedures, and hazardous-material handling requirements. Maintain awareness of emergency equipment and its locations. Support overall customer satisfaction through professional, timely, and quality service. Perform other duties as assigned by the Maintenance Manager or Lead Maintenance Technician. Maintenance Technician II Qualifications High school diploma or equivalent required. Must be 18 years of age or older . 2+ years of commercial air conditioning experience required. Strong experience with commercial HVAC systems, including: Chillers Water pumps Cooling towers Air handlers Package units Split systems Exhaust fans Heat pumps Trade school certification is a plus. Computer literate and comfortable working with computerized maintenance systems. Familiarity with energy management systems preferred. Knowledge of Microsoft Office. Ability to read and interpret safety rules, operating instructions, maintenance manuals, diagrams, and technical drawings. Ability to communicate effectively through verbal and written reports. Strong troubleshooting and problem-solving skills. Ability to work independently while also functioning effectively as part of a team. Professional appearance and strong customer-service skills. Dependable attendance and punctuality. Ability to maintain a flexible schedule, including days, evenings, weekends, and emergency situations. Maintenance Technician II Certifications & Licensing Valid state driver's license required. CFC Universal Certification is a plus. Must meet applicable state licensing requirements for performing the trade. Maintenance Technician II Physical Requirements & Work Environment Ability to stand for extended periods during an eight-hour shift. Frequent walking, reaching, bending, stooping, kneeling, crouching, and crawling. Ability to climb stairs and ladders frequently. Ability to lift and move up to 70 pounds , including at or above chest level. Ability to work in rooftop environments and tolerate varying or extreme temperatures. Ability to work safely in changing environmental conditions. Ability to perform the physical requirements of commercial facility maintenance with or without reasonable accommodation.
