Position Summary The Maintenance Technician is responsible for maintaining, repairing, and improving the facilities, amenities, equipment, and common areas of Albemarle Plantation. This position performs a wide variety of preventive maintenance, repairs, inspections, and general maintenance tasks throughout the community and club facilities. The Maintenance Technician should be a dependable, hands-on individual who takes pride in the appearance and condition of the property, responds promptly to maintenance requests, identifies potential problems before they become larger issues, and provides professional and courteous service to residents, members, guests, and employees. Essential Duties & Responsibilities General Maintenance & Repairs Perform routine maintenance and repairs throughout community and club facilities. Repair doors, locks, hardware, fixtures, furniture, walls, ceilings, flooring, and other building components. Perform basic carpentry, plumbing, electrical, painting, drywall, and mechanical repairs within the employee's skill level and applicable regulations. Troubleshoot maintenance issues and determine appropriate corrective action. Respond to maintenance requests and work orders in a timely manner. Assist with emergency repairs and after-hours maintenance needs as required. Maintain tools, equipment, and maintenance areas in an organized and safe condition. Preventive Maintenance Perform scheduled preventive maintenance on buildings, equipment, and facilities. Inspect equipment and facilities regularly to identify potential problems. Maintain records of inspections, repairs, and preventive maintenance. Report major repair needs, safety concerns, and equipment failures to the supervisor. Assist with maintaining an accurate inventory of maintenance supplies, parts, and equipment. Grounds & Common Areas Assist with the upkeep and appearance of community common areas and facilities. Perform minor repairs to sidewalks, signage, fencing, irrigation components, outdoor fixtures, and other community assets. Assist with preparation of common areas and facilities for community events. Assist with storm preparation and cleanup following severe weather. Help maintain pools, recreational facilities, and other amenities as assigned. Pool & Amenity Maintenance Assist with routine maintenance and upkeep of pools, hot tubs, fitness facilities, recreational areas, and other amenities. Monitor equipment and report unusual conditions or failures. Assist with seasonal opening and closing of amenities. Maintain cleanliness and appearance of mechanical and equipment areas. Perform duties in accordance with applicable safety and health requirements. Technology & Equipment Perform basic maintenance and troubleshooting of community technology and equipment. Assist with computers, printers, phones, Wi-Fi equipment, access-control systems, cameras, point-of-sale equipment, and other technology as assigned. Identify technology issues and coordinate with outside vendors or IT support when repairs require specialized assistance. Maintain technology equipment and related areas in an organized and secure manner. Vendor & Contractor Support Provide access and assistance to outside contractors performing work on Association property. Assist with monitoring contractor work to ensure areas are protected and left clean and orderly. Report concerns regarding contractor performance or property damage to the supervisor. Assist with coordinating access to mechanical rooms, buildings, and other areas as needed. Customer Service Provide professional and courteous service to residents, members, guests, and employees. Respond appropriately to maintenance concerns and communicate the status of work when appropriate. Maintain a clean, professional appearance while representing the Association. Protect resident and member property while performing maintenance work. Treat resident and member concerns with patience and respect. Safety & Compliance Follow all Association safety policies and procedures. Use appropriate personal protective equipment and safe work practices. Maintain a clean and safe work environment. Immediately report hazardous conditions, accidents, injuries, or property damage. Follow applicable building, electrical, plumbing, pool, environmental, and other regulatory requirements. Operate vehicles, tools, machinery, and equipment safely and appropriately. General Responsibilities Participate in special projects and capital improvement projects as assigned. Assist other departments when maintenance support is needed. Maintain accurate work orders and maintenance records. Attend staff meetings and required training. Maintain confidentiality of Association and resident information. Perform other duties as assigned by management. Qualifications Required

• High school diploma or equivalent preferred.
• Previous experience in building, facility, property, hotel, resort, HOA, or general maintenance preferred.
• Basic knowledge of building maintenance and repair.
• Ability to operate basic hand and power tools.
• Ability to troubleshoot problems and determine appropriate solutions.
• Valid driver's license.
• Ability to work independently and as part of a team.
• Ability to communicate effectively with residents, members, guests, vendors, and coworkers. Preferred
• Experience with plumbing, electrical, HVAC, carpentry, painting, irrigation, or mechanical systems.
• Experience working in a resort, club, HOA, commercial property, or similar environment.
• Experience with preventive maintenance programs and work-order systems.
• Relevant licenses, certifications, or trade experience. Physical Requirements The position requires the ability to:
• Lift and carry equipment and materials weighing up to ___ pounds.
• Stand, walk, bend, kneel, climb, and work for extended periods.
• Work indoors and outdoors in varying weather conditions.
• Work from ladders and elevated surfaces when properly trained and equipped.
• Operate hand and power tools.
• Occasionally work in confined or mechanical spaces.
• Respond to emergencies and perform physical maintenance tasks when necessary.

Work Schedule The Maintenance Technician's schedule may include weekends, holidays, evenings, early mornings, and occasional after-hours emergency response , depending on operational needs.

Pay:

$16.00 - $18.00 per hour
