Essential Functions Regular and prompt attendance required Maintain the required property uniform ensuring a professional appearance Work indoors and outdoors in all seasons Understand the structural integrity of buildings Use tools and machines safely and correctly Frequent need to utilize personal transportation to pick up supplies from vendors Communicates with external vendors and contractors for specialized repairs and services Constant need to be on feet, climb stairs, push, pull, climb ladders, lift and carry materials and equipment of varying weights Foster and maintain positive, first-class customer service relationships with residents through effective communication and resolution of maintenance-related issues to enhance the overall living experience Assist in all aspects of the property's daily facilities operations and maintenance, including grounds, custodial, preventative, corrective, deferred, and emergency maintenance Conduct regular walks of apartments, common areas, and facilities to identify maintenance issues Conform to the preventive maintenance program to proactively address potential issues and extend the life of equipment and facilities Performs maintenance on systems and equipment Respond promptly to resident maintenance requests and concerns, ensuring a high level of resident satisfaction Perform routine maintenance tasks including plumbing, electrical, HVAC, general repairs and building maintenance, to ensure the property is well-maintained and in compliance with safety standards Perform regular inspections of systems and equipment to identify and address any maintenance needs before they become major problems Use a shovel and other equipment/materials to keep sidewalks, breezeways, and walking areas free of trash debris, landscaping, snow and ice Implement and adhere to emergency response and operations plans to address maintenance issues promptly and efficiently Perform work area clean-up and safety-related duties Share in rotating 24-hour emergency on-call/after hours duties with the maintenance team Distribute physical resident communications such as upcoming events, pest control notices, newsletters, etc. Demonstrate daily care for the physical asset by ensuring grounds, amenities, and offices are clean, free of debris, and immaculately maintained Obtain and maintain Fair Housing Certification to ensure compliance with fair housing laws Stay up to date with IT security training and continuing education courses Additional Functions Perform additional duties as assigned by the Community Director and Maintenance Supervisor Qualifications High school diploma or equivalent Residential maintenance and property maintenance experience, trade school or related preferred Ability to lift up to 50 pounds Ability to effectively communicate with residents, team members, and prospects Excellent customer service skills when interacting with residents Ability to think logically and follow standardized procedures Knowledge of safety regulations and procedures Ability to prioritize and manage multiple tasks in a fast-paced environment; good organizational skills Neat appearance Strong mechanical knowledge and ability to work with various tools and equipment Ability to troubleshoot issues Strong leadership skills and ability to work independently or as part of a team Knowledge of safety regulations and procedures Proficient in computer applications related to maintenance management Valid driver's license and reliable transportation Desired Characteristics Positive attitude Integrity Enthusiasm and stamina Problem-solving ability Common sense Neat appearance Good communication skills Please note that this job description is not designed or intended to be "all-inclusive," to cover or to contain a comprehensive listing of activities, duties, or responsibilities that are required of the employee for this job.
