In person Job Description Garden Communities, a large and well-established real estate development and property management company, is seeking an experienced, reliable, and hands-on Maintenance Technician for a residential apartment community in New Providence, New Jersey. This is a full-time temporary position with the potential to become permanent based on job performance, reliability, attendance, and ongoing business needs. The Maintenance Technician will be responsible for completing resident work orders, preparing vacant apartments for new residents, performing preventive maintenance, and assisting with the overall upkeep and daily operation of the community. The ideal candidate will have hands-on residential maintenance experience, strong problem-solving skills, and practical knowledge of basic plumbing, electrical repairs, carpentry, painting, sheetrock, appliance repairs, and general building maintenance. Responsibilities Complete resident and office maintenance requests promptly, thoroughly, and professionally Diagnose maintenance problems and perform basic plumbing, electrical, carpentry, painting, sheetrock, appliance, hardware, and general repairs Prepare vacant apartments for new residents, including completing necessary repairs and make-ready work Perform preventive maintenance and routine property inspections Inspect apartments, common areas, equipment, and building systems for maintenance or safety concerns Assist with maintaining the cleanliness, safety, and overall appearance of the property Troubleshoot maintenance concerns and determine when assistance from an outside vendor is required Communicate professionally with residents, property management, vendors, and coworkers Maintain accurate information regarding completed work and required follow-up Follow all company safety procedures and property maintenance standards Assist with special projects as directed by property management Perform additional duties as assigned Qualifications Previous residential, apartment, or building maintenance experience strongly preferred Hands-on experience with basic plumbing, electrical repairs, carpentry, painting, sheetrock, appliance repair, and general maintenance Experience preparing vacant apartments for new residents preferred Ability to diagnose maintenance concerns and complete repairs accurately and efficiently Professional and courteous when interacting with residents, visitors, vendors, and coworkers Reliable, punctual, self-motivated, and attentive to detail Ability to follow oral and written instructions Ability to work independently with minimal supervision and as part of a team Must have reliable transportation Must have a valid driver's license Must have the necessary tools to complete assigned maintenance tasks Ability to perform the physical duties of the position, with or without reasonable accommodation Must be available to work Monday through Friday Must be legally authorized to work in the
