A Building and General Maintenance Technician performs building maintenance and appliance repairs for an apartment complex, housing division, residential center or business, as directed by a property manager.
Non-Exempt (typically hourly) Position Summary The Maintenance Technician III is a multi-skilled tradesperson responsible for performing advanced repair, installation, and preventive maintenance work across residential, commercial, or facility properties. This role covers a broad scope of trades — including appliance repair, HVAC/compressor and furnace systems, plumbing, electrical, flooring, drywall/sheetrock, and cabinetry — and often serves as a technical lead or mentor to less experienced technicians. Key Responsibilities General Diagnose, troubleshoot, and repair a wide range of building systems and equipment with minimal supervision through residential service tickets Perform preventive and predictive maintenance on units, common areas, and building infrastructure Read and interpret blueprints, wiring diagrams, and manufacturer manuals Maintain accurate work orders, maintenance logs, and parts inventory (Maintenance IQ- Yardi software system) Ensure compliance with OSHA, EPA, and local building/safety codes Train and provide technical guidance to Maintenance Technician I and II staff Respond to emergency and after-hours/on-call maintenance calls Order parts, materials, and coordinate with vendors or specialty contractors as needed Appliance Repair Diagnose and repair major household/commercial appliances (refrigerators, ranges/ovens, dishwashers, washers, dryers, garbage disposals, microwaves) Replace appliance components (motors, heating elements, compressors, control boards, belts, seals) Determine repair vs. replace decisions and document appliance condition HVAC - Compressor/Furnace Diagnose and repair HVAC systems, including compressors, condensers, evaporator coils, and refrigerant lines Service, repair, and replace furnaces, heat exchangers, blower motors, thermostats, and ignition/pilot systems Perform seasonal HVAC preventive maintenance (filter changes, coil cleaning, refrigerant checks) Handle refrigerant per EPA regulations (EPA 608 certification required or preferred) Plumbing Diagnose and repair leaks, clogs, and pipe failures (supply lines, drain lines, fixtures) Install/repair faucets, toilets, water heaters, garbage disposals, and shut-off valves Perform minor pipe soldering/sweating, PEX, and PVC repairs Troubleshoot water pressure issues and sewer/drain backups Electrical Troubleshoot and repair electrical circuits, outlets, switches, and fixtures (up to 240V/single-phase; 480V for commercial settings if applicable) Replace breakers, panels, GFCI outlets, and light fixtures Diagnose and correct electrical code violations and safety hazards Perform basic low-voltage work (doorbells, thermostats, smoke/CO detectors) Flooring Install and repair various flooring types: vinyl (LVP/VCT), laminate, tile, carpet, and hardwood Patch, level, and prep subfloors prior to installation Repair squeaks, loose tiles, and damaged sections of existing flooring Sheetrock / Drywall Patch holes, cracks, and water-damaged drywall Hang, tape, mud, sand, and texture-match drywall repairs Prime and paint repaired areas to match existing finish Cabinet Repair Repair or replace cabinet doors, hinges, drawer slides, and hardware Adjust and realign cabinet doors/drawers for proper function Perform minor cabinet refinishing and touch-up work Fabricate or install replacement cabinet components as needed Required Qualifications High school diploma or GED required; trade school/vocational certification preferred 5+ years of hands-on maintenance experience across multiple trades (appliance, HVAC, plumbing, electrical, general construction/finish work) Strong working knowledge of residential/commercial electrical systems Experience with HVAC diagnostics and repair, including compressors and furnaces Plumbing repair experience (supply, drain, fixture, water heater) Skilled in drywall repair/finishing, flooring installation, and cabinet repair Proficiency with hand and power tools, multimeters, and diagnostic equipment Working knowledge of OSHA safety standards, ladder/fall safety Valid driver's license (if traveling between properties/sites) Strong problem-solving skills and ability to prioritize multiple work orders Good communication skills for resident/tenant or client interaction and staff mentoring Certifications (Preferred) EPA 608 Certification (refrigerant handling) HVAC Technician Certification OSHA 10 or 30-Hour Certification Physical Requirements Ability to lift up to 50-75 lbs regularly (appliances, materials), with assistance for heavier items Ability to stand, kneel, bend, climb ladders, and work in tight/confined spaces Comfortable working at heights and in varying environmental conditions (attics, crawlspaces, outdoors) Manual dexterity for precision repair work (electrical, cabinetry, flooring) Work Environment Residential properties, two garden style apartment communities, May require rotating on-call shifts, weekend work, and emergency response (e.g., no heat, no water, flooding) Exposure to dust, chemicals, noise, and variable indoor/outdoor temperatures Frequent travel between units/buildings on a property or portfolio
