A Building and General Maintenance Technician performs building maintenance and appliance repairs for an apartment complex, housing division, residential center or business, as directed by a property manager.

GENERAL STATEMENT OF DUTIES
To supervise, coordinate, and perform maintenance activities to ensure that all facilities are properly maintained and that building systems comply with applicable safety and fire regulations, as well as federal, state, and local building codes. The Maintenance Specialist is responsible for maintaining a safe, clean, comfortable, and well-kept environment for clients, visitors, and staff. The position requires a proactive approach to identifying maintenance needs, coordinating repairs, and maintaining the buildings, grounds, vehicles, and equipment. General Facility & Building Maintenance Working knowledge of the physical plant of Childhaven Foundation properties and the City of Farmington Shelter and the electrical, mechanical, and architectural systems. Perform routine repair work and general upkeep across all facility structures, including minor carpentry, painting, and hardware repairs. Conduct regular preventive maintenance tasks to keep indoor and outdoor facility systems functioning smoothly. Assist with minor space modifications, furniture assembly, room setups, and moving heavy items or equipment as needed. Assist with arrangements for major repairs with approved vendors. Assist with contacting the City of Farmington for any major repairs at the Shelter Building Proactive Inspections & Property Audits Conduct routine walkthroughs and audits of facilities, grounds, and physical assets to proactively spot safety hazards, damage, or needed repairs. Maintain clear logs of inspection findings and track completion dates for scheduled maintenance and service requests. Report structural, mechanical, or safety concerns that require specialized outside contractors through proper Childhaven procedures. Grounds & Exterior Care Maintain clean, safe, and visually appealing grounds, including trash removal, walkway clearing, and washing building exteriors, as needed. Perform all landscaping work such as hedge and bush trimming, pruning, minor tree cutting, and identifying trees that need professional cutting (except for the children's shelter grounds) Monitor exterior lighting, fencing, signage, and outdoor structures to ensure proper condition and safety. Prepare exterior spaces and walkways for changing weather conditions (e.g., snow/ice clearing, seasonal cleanup). Vehicle & Equipment Upkeep Perform routine basic upkeep on organizational vehicles, including checking fluid levels, tire pressure, cleanliness, wiper replacement, and function. Proactively schedule and log regular oil changes, tire replacements/ rotation, vehicle glass repairs, and professional vehicle servicing with external mechanics for a fleet of vehicles. Transport donated items to programs and transport unwanted items to other non-profits as designated Transport grocery and supply orders to all internal programs, as needed Ensure inoperable vehicles are taken out of circulation by removing keys from staff access, and schedule appointments with approved vehicle repair vendors. Custodial Clean and organize all maintenance equipment and store for safe and easy access Repair/discard broken toys, furniture and equipment as requested by supervisor. Clean up after vendors have performed their work to ensure the work area is cleaner than it was previously and is safe for shelter staff and clientele. Buff/polish all tile floors and vacuum ceilings twice annually (more often if needed). Climb ladders to clean bugs out of all ceiling lights in all facilities, clean vents and exhaust systems that collect dust such as refrigerators, freezers, and air vents. Safety Conduct monthly fire drills at shelter, safety training for all staff twice annually, monitoring and regularly updating all safety lighting, smoke/carbon monoxide detectors Track and document the expiration dates of fire extinguishers and semi-annually replace in anticipation of expiration dates and/or coordinate building entry with vendor performing this duty. Assist in scheduling all required safety inspections for the shelter Conduct walking reviews of all building's interior and exterior to identify any areas needing maintenance attention or potential safety hazards. Ensure all tools, keys, and equipment are placed in a locked area that is inaccessible to clients after completing each task or before going on break. Report any incidents or unusual circumstances to the supervisor prior to addressing the issue. Other Assist in the management, transportation, and sorting of physical donations and organize all storage areas. Daily documentation and communication with all parties by email of completed work tasks and status of projects. This includes fire drills, auto maintenance records, and the regular/routine scheduling of contract services. Daily updating and prioritizing task log spreadsheet. Coordinate all purchase orders with supervisor prior to purchase/repair. Ensure that the most cost-efficient quotes are requested and submitted for appropriate supervisory approval. Other duties, as assigned by supervisor.
JOB KNOWLEDGE
Basic working knowledge of plumbing, painting, HVAC, electrical systems, vehicle maintenance, and general repair skills. Strong handyman skills and the ability to perform general repairs and maintenance. Experience cleaning, power washing, yardwork, and property upkeep. Ability to identify maintenance problems and perform preventive maintenance as needed. Ability to communicate effectively and professionally with supervisors, staff, contractors, vendors, and others. Ability to work well as part of a team while also working independently. Ability to take initiative and be proactive in identifying and addressing maintenance needs. Knowledge of building codes, state licensing regulations, and safety procedures is a plus. MUST be comfortable using Microsoft Outlook email, text messages, and basic spreadsheets.
QUALIFICATIONS
Attention to detail and good written and verbal communication skills High school diploma or equivalent Experience in custodial work and general maintenance highly desirable Must be able to perform physical labor tasks for at least several hours per day Ability to lift and carry up to 50 pounds without assistance and up to 140 pounds with assistance. Ability to walk, stand, climb, kneel, reach, crawl, push, pull, and twist for the majority of the workday. Must pass local, state, and federal background checks (including fingerprints). Must have reliable transportation and ability to become a driver for Childhaven (age 25 or older with a current and valid NM Driver's License, and a clean driving record). Must obtain and maintain CPR/First Aid, CPI certification, and two hours of trauma training annually. Abide by state licensing regulations and standards, and Childhaven policies and procedures.
