Job Description

Job Title:
Maintenance Technician Job Description The Maintenance Technician supports a large residential apartment community by completing service requests, maintaining building systems and amenities, and ensuring a clean, safe, and comfortable living environment for residents. This role involves hands-on repair work across multiple trades, frequent interaction with residents, and the ability to respond to both routine and emergency maintenance needs. Responsibilities Complete all maintenance service requests within 24 hours whenever possible, except when repairs require extraordinary parts or labor. Perform general property operations and maintenance across the apartment complex, including common areas and amenity spaces. Maintain all amenity areas to ensure they are clean, safe, and fully operational for residents. Keep the maintenance shop organized, clean, and stocked with necessary tools and materials. Diagnose and repair appliances and various apparatuses within residential units and throughout the property. Perform basic plumbing work, including repairing or replacing fixtures, commodes, and water heaters as needed. Carry out electrical repairs within scope, including troubleshooting and resolving common electrical issues in units and common areas. Service and repair heating and air conditioning systems, including handling refrigerant and installing compressors, condensers, and furnace/forced air units. Conduct pool care tasks as required to maintain safe and compliant pool operations. Perform light carpentry work, such as repairing doors, trim, and other structural or cosmetic elements. Complete wallpapering and painting tasks to maintain a well-kept appearance throughout the property. Use a variety of hand tools and test equipment, handling items that may range in weight from a few ounces up to approximately 40 pounds. Travel within the apartment community to perform maintenance work in occupied and unoccupied residential units and common areas. Communicate clearly and professionally with residents while responding to service calls, providing updates on work being performed and expected completion times. Respond to emergency maintenance calls on an on-call basis as required, including after-hours situations. Follow all safety procedures and guidelines while using tools, equipment, and materials. Document completed work as required by property procedures and report any recurring issues or major repair needs. Essential Skills Proven ability to perform general property maintenance and operations in a residential or similar environment. Hands-on experience using a wide range of hand tools and test equipment safely and effectively. Ability to perform pool care tasks in accordance with safety and operational standards. Experience with appliance and equipment repair in a residential setting. Capability to perform wallpapering and painting to maintain a clean and well-presented property. Physical ability to lift, carry, and install equipment and components weighing up to approximately 250 pounds with appropriate techniques and assistance. Strong communication skills for interacting professionally with residents and team members. Additional Skills & Qualifications Comfort working independently across multiple trades, including heating and A/C, plumbing, electrical, carpentry, and appliance repair. Attention to detail in maintaining a clean, orderly maintenance shop and well-kept amenity areas. Professional appearance and demeanor while working in and around occupied residential units. Strong customer service mindset with a focus on resident satisfaction. Flexibility to work overtime when needed and to handle a high volume of service requests. Job Type & Location This is a Contract to Hire position based out of Bellport, NY. Pay and Benefits The pay range for this position is $20.00 - $25.00/hr.
