Job Description
Job Duties and Responsibilities:
Maintenance technicians will be responsible, under the directions of the General Manager, for the overall maintenance of the apartment complex and all areas related to the day-to-day maintenance of the community. Essential duties include, but are not limited to:- Electrical, plumbing, carpentry, masonry and painting.
- Repairing and treating structures such as showers, sinks, appliances, door/cabinets, walls and building exteriors.
- Make a unit ready for new move-ins (this includes housekeeping duties).
- Have a working knowledge of HVAC systems and be able to maintain, repair and replace HVAC systems.
- Must be able to stand, walk, squat, and kneel for long periods of time.
- Must be able to lift up to 75 pounds.
- Responsible for the 24-hour emergency maintenance. (It is the responsibility of the team member to ensure they have property reception and answer the on-call phone).
- Overall cleanliness of the property.
- Schedule and complete preventative maintenance program.
- Complete ground work such as: grounds pick up, sweeping, mowing, trimming, snow removal, etc.
- Able to confidently use all lawn care equipment including but not limited to; weedwackers, riding lawn mowers, push mowers, leaf blowers, etc.
- Complete all appropriate paperwork and hand it in at the end of the day. (this include: flip checklists, inventories, timecard changes, time-off requests, monthly building checks, etc.)
- Coordinate special projects as directed.
- Must be able to drive to and assist with other property duties in LaFayette, NY. (mileage paid; per companies per diem. Established at the time of travel.)
- Other duties as requested by the General Manager.
Maintenance Requirement and Qualifications :
- High School Diploma or equivalent.
- Proven experience as a maintenance worker or other similar position preferably in a corporate setting.
- Basic working knowledge of HVAC, plumbing, drywall, painting, appliance installation and electric systems.
- Experience working with tools, including hand and electric tools.
- Ability to read and utilize technical manuals and drawings.
- Excellent communication and interpersonal skills.
- General passion for creative problem solving.
