Job Description

Assist in the maintenance of the day-to-day operations and the physical quality of the property under the direction of the Property/Operations Manager.
AREAS OF RESPONSIBILITY TO INCLUDE
(but not limited to): Responsible for the completion of all maintenance service requests as assigned. Complete make-ready process of vacant apartments. Work within expense limits established. Maintain inventory controls for cost effective operations. Schedule and complete the "Preventative Maintenance Program". Coordinate special projects as directed by the Property Manager. Assist in monitoring all work being performed by outside contractors. Responsible for 24-hour emergency maintenance service as scheduled. Carry cell phone as required for on-call maintenance. Monitor and maintain all building systems as assigned. Complete grounds work as directed, which may include picking up trash, sweeping curb and dumpster areas and maintaining landscaping beds and other areas. Complete snow plowing of drive lanes and salting sidewalks as may be required Responsible for alerting the Property Manager of any unusual occurrence and/or damage that have taken place or that may occur. Complete payroll time sheets Maintain a professional courteous manner with all residents, vendors, contractors, and fellow employees. Ensure compliance of all work related activities in a fair, ethical, and consistent manner. Special projects and other responsibilities as may be determined. Qualifications 1 year of rental property maintenance experience. 1 year understanding of grounds maintenance. Ability to use hand and power tools and cleaning equipment applicable to job requirements. Communication and effective interaction with co-workers, managers, vendors or residents sufficient to exchange or convey information and to give and receive work direction. Ability to operate motor vehicle (valid license required) Cell phone is required for on-call maintenance. Basic computer skills preferred. (PC / mobile device) Ability to travel to other locations for work, training, and other work-related activities. Ability to independently lift/carry supplies or equipment up to 65 lbs. Minimum 40 hours a week.

$22.00 - $25.00 per hour
