Preventive Maintenance Technician (Residential/Apartment)- Job Description
- This role focuses on performing preventative maintenance and repairs for residential properties within a Section 8 affordable housing environment.
You will inspect, maintain, and repair building systems, including HVAC, plumbing, electrical, and general apartment components, while ensuring safety, compliance, and high-quality living conditions for residents. The position operates on a first-shift schedule with a rotating on-call responsibility.
- Responsibilities
- + Inspect and monitor building systems such as HVAC, plumbing, electrical, and emergency equipment to ensure safe, reliable, and efficient operation.
+ Perform scheduled preventative maintenance tasks, including filter changes, cleaning, safety checks, and part replacements, following all standards and manufacturer guidelines. + Complete residential punch outs, apartment turnovers, and apartment rehabs to prepare units for new residents and maintain existing units in good condition. + Carry out home repairs and remodel tasks, including carpentry, plumbing, electrical work, HVAC support, flooring, painting, drywall, and general apartment maintenance. + Respond promptly to maintenance emergencies, troubleshoot issues, and provide repair support to regional teams as needed, including participation in an after-hours on-call rotation approximately every six weeks. + Use basic hand tools and power tools safely and effectively to complete maintenance and repair tasks. + Perform additional maintenance and facilities-related duties as assigned to support the ongoing operation and upkeep of residential properties.
- Essential Skills
- + At least 2 years of experience in property maintenance, facilities management, or a related role with a focus on preventative maintenance.
+ Hands-on experience in one or more repair trade areas, including general carpentry, plumbing, electrical, HVAC, and appliances. + Proficiency in residential punch outs, apartment turnovers, apartment rehab, home remodel, home repair, and general apartment maintenance. + Ability to perform repairs and maintenance in carpentry, plumbing, electrical, HVAC, flooring, painting, and drywall. + Knowledge of building systems and a strong understanding of preventative maintenance principles and practices. + Proficient in Microsoft Office Suite products with the ability to learn and adapt to changing technology used in the role. + Basic understanding of work order management software and comfort working with digital maintenance systems. + Ability to use and maintain basic hand tools and power tools safely and effectively. + Reliable personal vehicle for transporting self and equipment/tools between properties. + Valid Ohio driver's license and current auto insurance. + Strong attention to detail, documentation accuracy, and adherence to safety and regulatory requirements. + Ability to respond to emergencies and participate in a rotating on-call schedule.
- Work Environment
- This position operates in a residential environment focused on Section 8 affordable housing, with properties located throughout central Ohio.
You will work primarily Monday through Friday from 8:00 a.m. to 5:00 p.m., with a one-hour lunch break, and participate in a rotating on-call schedule approximately every 6 to 8 weeks. During on-call weeks, you will receive overtime pay at 1.5 times your regular rate for on-call work performed from Sunday through Saturday. The role involves traveling between multiple properties using your personal vehicle and working both indoors and outdoors as needed to complete maintenance tasks. You will regularly use basic hand tools and power tools, as well as interact with building systems such as HVAC, plumbing, and electrical equipment, in a hands-on, field-based setting.
